Coordinates residential real estate closings from opening a new file through closing and policy issuance
Description
DUTIES & RESPONSIBILITIES
• Reviews Purchase Agreements, Buyer’s and Seller’s Transmittals and opens new file.
• Contacts agents for any omitted information.
• Coordinates the orders of several ancillary documents, if applicable:
o Title search, if authorized by proper party
o Payoff, U & O, tax, sewer, and trash certifications, etc.
o Domestic Relations and Terrorist certifications.
o Resale package, if a condominium or planned unit development.
• Follows up on title order, and other missing documentation.
• Handles phone calls, faxes, emails, checks for certifications.
• Maintains accurate and updated tax collector, township, water, sewer, trash, homeowner’s association, and condominium association information.
• Reviews title commitment for mortgages, judgments, etc. and distribute to appropriate parties, upon receipt of title report.
• Follows up on outstanding lender conditions.
• Coordinates and schedules settlement date, time and place.
• Gathers all closing costs, and prepares/sends estimated Settlement Statement, if required.
• Sends settlement notices to all parties, as applicable.
• Reminds real estate agents of any physical inspections or final readings as required.
• Requests escrow check from accounting and forward any escrow letter requests to accounting.
• Reviews file in preparation of closing and produce conveyancing cover sheet.
• Sends file to agent prior to closing for review.
• Resolves customer and agent issues.
• Maintains a positive working relationship with all customers.
· Performs other duties as assigned.
· Adheres to company policies and guidelines.
QUALIFICATIONS
EXPERIENCE
o Customer Service experience is helpful
o Working knowledge of computer software and basic internet
o 1-3 months related experience and/or training
EDUCATION
o High school diploma or equivalent is required.
