Job Description
Summary
We are partnering with a reputable general contractor seeking a skilled Estimator with 5+ years of experience focused on multifamily projects. This individual will lead preconstruction efforts from conceptual budgeting through final GMP, working closely with operations, ownership, and trade partners to ensure competitive, accurate, and timely estimates.
The ideal candidate has a strong background in Type III & V multifamily estimating, understands project sequencing and construction logistics, and brings a collaborative, detail-oriented mindset to every stage of project planning.
Key Responsibilities
Lead the estimating and preconstruction process for multifamily developments (ground-up, podium, and high-density wood frame)
Develop detailed quantity takeoffs and pricing for all trades, both in-house and subcontracted
Issue bid packages, review subcontractor proposals, and support scope leveling
Collaborate with owners, design teams, and internal stakeholders to review constructability and value engineering options
Prepare conceptual budgets and ROM pricing based on schematic or design development drawings
Manage historical cost databases and subcontractor/vendor relationships
Coordinate design milestone reviews and assist with constructability, logistics, and site evaluations
Develop project schedules, phasing plans, and site utilization plans in conjunction with project managers and superintendents
Participate in presentations, client meetings, and project handoff meetings to operations teams
Qualifications
5+ years of experience in multifamily estimating or preconstruction, ideally with a general contractor
Proven experience with Type III & V construction, including podium, wrap, and garden-style
Strong knowledge of unit costing, systems pricing, and scope-specific trade nuances
Proficiency in On-Screen Takeoff, Bluebeam, Procore, and Excel
Ability to read and interpret plans, specifications, and code requirements
Excellent written and verbal communication skills
Strong organizational skills with the ability to manage multiple estimates simultaneously
Bachelor's degree in Construction Management, Engineering, or related field preferred
