We are seeking an experienced Lead Maintenance Technician for a 200+ unit apartment community.

This is a full-time role with full benefits. Compensation is based on experience.

The position is initially temporary (12–18 months) with the possibility of becoming permanent based on business needs.

Qualifications:

  • Must live within 30 minutes of the property for on-call rotation
  • HVAC Certification – Required
  • 3–5 years as a Lead Maintenance Technician or 5+ years as a Maintenance Technician at a 200+ unit property
  • Proven leadership and supervisory experience managing 4+ staff
  • Strong skills in plumbing, electrical, HVAC, painting, turnovers, and general repairs
  • Valid driver’s license, auto insurance, and reliable transportation
  • High school diploma or equivalent
  • Ability to meet physical demands, pass background check, and comply with a drug/alcohol-free workplace policy

 

Responsibilities:

  • Lead and supervise the maintenance team while working hands-on
  • Manage and complete work orders, unit turns, and preventative maintenance
  • Perform repairs across multiple trades (HVAC, plumbing, electrical, carpentry, painting)
  • Coordinate vendors, inspections, inventory, and property standards
  • Maintain maintenance logs, safety records, and equipment schedules
  • Participate in on-call rotation and respond to after-hours emergencies
  • Ensure efficient, safe, and high-quality property operations

 

Performance Expectations

  • Timely completion of work orders and unit turns
  • Accurate troubleshooting and repairs
  • Effective inventory and preventative maintenance tracking
  • Clear communication with staff, residents, and corporate teams
  • Consistently well-maintained property condition
