I. BASIC FUNCTION

A. Assist in maintaining physical condition of entire property assists Property Manager & Maintenance Supervisor in the overall management of the maintenance staff

B. Assists Property Manager and Maintenance Supervisor in controlling operation expenses within the budgeted guidelines


II. RELATIONSHIPS

A. Reports to Maintenance Supervisor

B. Assists in the supervision of the maintenance staff

C. Maintains professional relationships with residents, other staff members including onsite and corporate management

D. Maintains professional relationship with Regional Maintenance Director for Capital Assets


III. RESPONSIBILITIES

A. DUTIES

1. Follows direction of Maintenance Supervisor

2. Completes work orders

3. Follows up on work assignments for efficient, thorough completion

4. Assists the Maintenance Supervisor in establishing emergency maintenance on-call schedule and posting and distributing emergency telephone numbers including vendor, utility, and after hours contact information for staff members

5. Participates in the On-Call Emergency Rotation

6. Assists in maintaining inventory of equipment, tools and supplies

7. Assists in making regular inspections of the property

8. Notifies management of maintenance problems and recommended solutions

9. Assists in preparation of all maintenance related records

10. Assists in move-in and move out procedures

11. Makes recommendations for contract services and supervises contract maintenance workers

12. Assists in training of new maintenance staff members when needed

13. Assists in establishing preventive maintenance schedule

14. Maintains updated preventive maintenance information (e.g., location of extra parts for appliances, equipment serial numbers, service telephone numbers)

15. Knows current condition of all vacant apartments

16. Keeps workshop or utility rooms clean, orderly and safe

17. Demonstrates Leadership to the maintenance staff by following all company policies and procedures

18. Responsible for communicating all day-to-day operations to the Maintenance Supervision


B. SPECIFIC DUTIES

1. Obtains thorough knowledge of power, water and gas turnoffs, clean out traps, fire extinguishers and fire hydrants

2. Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance:

A. Maintains exterior and public lighting

B. Creates annual scheduling of gutter cleaning and downspouts

C. Repairs structural wear and damage to buildings – Obtains bids from contractors when necessary

D. Insures the cleanliness of parking areas, sidewalks, alleyways, hallways and common area

E. Oversees and assists in the preparation of vacant apartments

F. Assists with painting when needed

G. Services appliances, equipment, plumbing, electrical systems, HVAC Systems, etc.

H. Assists with picking up trash on the grounds when necessary

I. Keeps a watch on the property for any type of unusual activity

3. Responsible for reporting all liability conditions to the Property Manager and Maintenance Supervisor

4. Responsible for assisting in performing monthly property inspections and preparing appropriate documentation

5. Ensures that pools and equipment are properly maintained and according to city code

6. Assists in maintaining Inventory Control for all supplies

7. Assists in preparing supply orders within the property budget when needed

8. Complies with all Capital Assets Company Policies and Procedures

9. Attends instructional classes conducted by both Management and Outside Vendors when needed

10. Assists in maintaining the physical aspect of each structure – Interior and Exterior

11. Assists in training of new maintenance employees on Company Policy and Procedure

12. Adheres to the On-Call Rotation Schedule and responds to Property Emergencies when necessary

13. Assists in taking after hour emergencies and participates in the On-Call Rotation Schedule

14. Assumes full job description duties of Maintenance Supervisor in the absence of the Maintenance Supervisor or when directed by Property Manager

15. Demonstrates Key Control according to Capital Assets Company Policy


C. PHYSICAL CAPABILITIES

A. I have the physical capability to climb a 30-foot ladder when necessary

B. I have the physical capability to complete HVAC repairs that are located on a roof when necessary

C. I have the physical capability to complete other repairs that are located on a roof when necessary

D. I have the physical capability to walk for an extended period of time when necessary

E. I have the physical capability to bend and squat when necessary

F. I have the physical capability to properly lift objects over 25 lbs when necessary


IV. QUALIFICATIONS

A. I have a High School education or equivalent

B. Minimum two years full-time maintenance experience

C. I have a current EPA Certification

D. I have the ability to supervise, teach and motivate staff

E. I possess the ability to multi-task

F. I have good grammar skills, communication skills and I am detail oriented

G. I have the ability to interact with a wide range of people

H. I perform in a courteous manner when working under pressure

I. I have the willingness to perform any task that is required

J. I demonstrate good safety habits

K. I have working knowledge of electricity, plumbing, HVAC, appliances and carpentry

L. I can live on-site (If Required)

M. I will demonstrate a professional appearance

N. I demonstrate a positive, team player attitude and deliver 100% Customer Service at all time

O. I have the ability to assume management responsibilities

P. I have the ability to set goals and work hard toward achieving them

Q. I own a basic set of hand tools
