Position Summary

We are seeking an experienced Maintenance Supervisor to lead maintenance operations at a multifamily community in Katy, TX. The ideal candidate will have a strong background in new construction lease-up communities, excellent leadership skills, and extensive knowledge of apartment maintenance systems. Candidates must possess a valid EPA Certification and Certified Pool Operator (CPO) Certification, along with a minimum of 7 years of multifamily maintenance experience.

Qualifications

  • Minimum 7+ years of multifamily apartment maintenance experience
  • Previous experience as a Maintenance Supervisor preferred
  • New construction/lease-up community experience required
  • Valid EPA Certification required
  • Valid CPO (Certified Pool Operator) Certification required
  • Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, and painting
  • Ability to diagnose and troubleshoot complex maintenance issues
  • Experience managing maintenance staff, vendors, and contractors
  • Knowledge of preventative maintenance programs
  • Familiarity with OSHA regulations and safety procedures
  • Strong organizational, communication, and leadership skills
  • Valid driver's license and reliable transportation preferred

Essential Duties & Responsibilities

  • Oversee all day-to-day maintenance operations for the community
  • Lead, train, and mentor maintenance team members
  • Ensure timely completion of service requests and work orders
  • Manage apartment turns, punch lists, and warranty-related repairs
  • Coordinate with contractors, vendors, and construction teams regarding outstanding items and warranty work
  • Perform HVAC diagnostics, repairs, and preventative maintenance
  • Oversee pool operations and ensure compliance with all safety regulations
  • Conduct regular property inspections to identify maintenance and safety concerns
  • Develop and implement preventative maintenance schedules
  • Manage maintenance inventory, supplies, and departmental budgets
  • Ensure compliance with company policies, OSHA standards, and local regulations
  • Participate in the on-call rotation and respond to emergency maintenance situations as needed
  • Maintain exceptional resident satisfaction through quality service and prompt communication

Preferred Skills

  • Experience with lease-up and newly developed apartment communities
  • Knowledge of property management software systems
  • Strong budgeting and cost-control experience
  • Ability to read blueprints and construction documents
  • Bilingual (English/Spanish) is a plus
