On-Site Apartment Manager

• Must live on-site

The Apartment Manager will oversee the day-to-day operations of the property while maintaining positive tenant relationships and ensuring the property runs smoothly and efficiently.

• Serve as the primary point of contact for tenants
• Address tenant questions, concerns, and maintenance requests professionally and promptly
• Conduct tours of available units for prospective tenants
• Coordinate lease signings, renewals, move-ins, and move-outs
• Maintain positive resident relations and community standards

• Collect rent payments and maintain accurate payment records
• Monitor delinquent accounts and follow company procedures regarding late payments
• Maintain organized property and tenant documentation

• Advertise vacancies and assist with tenant retention efforts
• Utilize online platforms and social media to market available units
• Conduct open houses and promote property amenities
• Stay informed on local rental market trends and competitor pricing

• Maintain accurate records related to leases, maintenance requests, and financial transactions
• Ensure compliance with property policies and landlord-tenant regulations
• Coordinate with maintenance personnel and vendors as needed

• Previous property management, leasing, or related experience preferred
• Strong communication and customer service skills
• Excellent organization and multitasking abilities
• Basic computer skills including Microsoft Office
• Experience with property management software is a plus
• Knowledge of landlord-tenant laws and leasing practices preferred
• Reliable, professional, and able to live on-site full-time
