As our Make Ready Tech, you are the key player who transforms vacant apartments into fresh, welcoming homes. You’ll handle the "turn" process from start to finish—performing the repairs, paint touch-ups, and final inspections that make a new resident’s first day a great one.

Primary Responsibilities

• Unit Turns: Execute the full "make-ready" process to restore vacant apartments to move-in condition within the property’s designated timeframe.
• Drywall & Paint: Patch holes, sand, and perform full-room painting or color-matched touch-ups on walls, trim, and ceilings.
• Mechanical Repairs: Diagnose and repair minor electrical issues (outlets, switches, lighting) and plumbing issues (clogged drains, leaky faucets, toilet components).
• Appliance Maintenance: Inspect, test, and perform minor repairs on stoves, refrigerators, dishwashers, and laundry units.
• Hardware & Carpentry: Repair or replace door locks, window blinds, cabinet hinges, drawer tracks, and baseboards.
• Safety Inspections: Test smoke detectors, CO2 alarms, and fire extinguishers to ensure 100% compliance with safety codes.
• HVAC Maintenance: Replace air filters and clean condenser coils to ensure units are cooling efficiently for the Georgia climate.
• Punch List Completion: Conduct a final walkthrough of every unit to ensure all "small details" (caulking, weather stripping, light bulbs) meet company standards.
• Curb Appeal: Assist the maintenance team with groundskeeping, pressure washing breezeways, and maintaining the overall cleanliness of the community.
• Documentation: Maintain accurate records of completed tasks and parts used for each "turn" to assist with inventory management.

Requirements:

• Tools: Must have your own tools
• Plumbing: includes the repair, replacement or installation of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.
• Electrical: includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage doors openers.
• Painting: includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the time a tenant vacates a unit and a new renter assumes occupancy.
• Grounds keeping: includes mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants, replacing light bulbs along pathways and parking areas, sweeping or raking leaves, and tidying up bark or other ground covering.
