Assistant Superintendent

Role Overview

Express Employment Professionals is seeking a dedicated, hands-on Assistant Superintendent to join our client's facilities management team. This vital role ensures the operational excellence and safety of a modern residential facility featuring over 200 furnished units. You will be responsible for maintaining the building, equipment, and grounds while serving as a primary point of contact for resident service requests.

Key Responsibilities

• Hands-on Maintenance: Perform minor repairs and adjustments to mechanical systems and apartment interiors.
• System Monitoring: Maintain knowledge of HVAC, heating, boilers, and city sanitation/trash codes.
• Safety & Compliance: Ensure strict adherence to fire safety regulations and city building rules.
• Event Support: Oversee the setup and breakdown of facility events, including temperature control and cleaning.
• Operational Duties: Use a variety of equipment including plumbing wrenches, floor polishers, and power tools to maintain the facility.
• Communication: Monitor emails to prioritize service requests and coordinate directives between internal departments.

Required Qualifications

• Experience: 3-5 years in maintenance, preferably in a dormitory or large apartment setting.
• Compliance: High School Diploma/GED
• Availability: Must be willing to work off-hours, nights, and weekends for emergencies and remain on-call for after-hours incidents.
• Physical Ability: Must be able to lift up to 50 pounds and work in all weather conditions, including outdoor snow removal.

Preferred Skills

• Experience in residential housing.
• Management experience overseeing subordinates or contractors.
• Emergency management training or additional FDNY COFs (S95, P99, P98, G35).
• Bi-lingual language skills are a plus.
