Job Description
At Percy, we're building new ways to connect talented maintenance professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking a Maintenance Supervisor to lead maintenance operations at a luxury student housing high-rise near Columbia University in Manhattan.
This is a true one-person lead role in a newer building with modern systems and minimal deferred maintenance. You’ll have day-to-day ownership of work orders, preventative maintenance, and vendor coordination, with support from a porter. This opportunity also includes a free on-site studio apartment with utilities, making the overall package especially compelling for the right candidate.

Responsibilities
- Oversee day-to-day maintenance operations for a 150+ bed / 80+ unit luxury student housing community
- Lead and direct a porter, serving as the primary on-site maintenance authority
- Manage work orders, preventative maintenance schedules, inspections, and unit readiness
- Coordinate vendors and ensure building systems, life safety, and common areas meet high standards
- Partner with site leadership on turn planning and ongoing operational priorities
Qualifications
- 2+ years of experience as a Maintenance Supervisor in residential multifamily, or 5+ years as a hands-on Maintenance Technician ready to step into leadership
- Active EPA Universal (Section 608) certification (required)
- Comfortable living on-site in a studio apartment (single-occupancy setup)
- Strong HVAC, plumbing, electrical, and general repair skills in a residential setting
- Able to operate independently with strong communication, documentation, and accountability

- Total compensation range of approximately $71,000 to $78,000 (base plus bonus potential), with top-end base equivalent around $70,000 and 10% bonus potential
