Property Manager – Multi‑Family Community (142 Units)

Location: La Habra, CA 90631

Compensation: $27/hr

Schedule: Full‑time

About the Role

We are seeking an experienced, highly motivated Property Manager to oversee all phases of operations for a large 142‑unit multi‑family community. This role requires a strong leader who excels in revenue management, resident relations, team development, and operational excellence. Key Responsibilities
  • Oversee daily operations for a 142‑unit apartment community, ensuring optimal performance and resident satisfaction.
  • Achieve revenue goals through effective occupancy management, rent collection, and resident retention strategies.
  • Manage all financial and contractual tenant responsibilities, including delinquencies, leasing, advertising, and marketing.
  • Lead and support a team of 4+ onsite staff, fostering a productive and customer‑focused work environment.
  • Coordinate vacant unit readiness, major renovations, and capital projects—ensuring completion on time and within budget.
  • Analyze market rents, leasing trends, and financial reports; prepare weekly and monthly performance reports.
  • Assist with annual budget preparation and expense monitoring.
  • Utilize Yardi Voyager for reporting, documentation, and operational workflows.
  • Maintain full compliance with Fair Housing laws and all applicable regulations.
  • Deliver exceptional customer service and uphold community standards.
  • Manage special projects and additional duties as assigned.
Qualifications
  • 5+ years of onsite property management experience with strong knowledge of property regulations.
  • Experience managing residential communities of 142+ units.
  • Proven ability in maintenance coordination and tenant relations.
  • Strong financial management skills, including budgeting, rent collection, and lease administration.
  • Direct supervision experience of 4 or more employees.
  • Proficiency with Yardi Voyager and Microsoft Office (Excel & Word).
  • Strong communication, interpersonal, organizational, and multitasking abilities.
  • Ability to work independently with minimal supervision.
  • Experience in leasing, sales, closing techniques, and marketing.
  • Detail‑oriented, self‑motivated, and highly reliable.
  • Bachelor’s degree in Business Administration, Real Estate, or related field preferred (or equivalent experience).
  • Bilingual (English/Spanish) preferred.
