This role leads on-site construction operations for multifamily projects in New Mexico, serving as the primary point of contact for all field activities. The Lead Superintendent oversees site safety, quality assurance, scheduling, subcontractor coordination, and field staff supervision to ensure projects are delivered safely, on time, within budget, and in full compliance with contract documents.
Responsibilities
- Serve as the primary on-site leader and main point of contact for all construction site activities on multifamily projects.
- Administer the site safety plan, promote safe working conditions, and proactively identify and prevent hazards.
- Maintain full knowledge of the company safety manual and assist the Project Manager in developing an OSHA-compliant site-specific safety plan.
- Communicate and manage the site-specific safety plan with staff and subcontractors during pre-construction meetings and throughout construction.
- Act as the point of contact during any OSHA visit, immediately notify leadership, and follow direction for compliance and response.
- Fully investigate all on-site accidents, document findings, and communicate details to the Project Manager and Human Resources.
- Verify that executed subcontracts and all required exhibits are on file before any subcontractor begins work on site.
- Conduct and document pre-construction meetings with each subcontractor prior to the start of their work.
- Create, publish, communicate, and administer a detailed 4-week production-level look-ahead schedule and update it weekly.
- Coordinate closely with the Project Manager to align field activities with the overall prime project schedule and contractual milestones.
- Ensure internal weekly production schedules support achieving project milestones ahead of prime contract commitment dates when possible.
- Provide direct supervision of project field staff, monitor hours on site, and manage sub-tier agreements to maintain schedule and budget goals.
- Lead proactive planning from project start-up through delivery, including professional communication, enforcement of subcontractor accountability, and oversight of production means and methods.
- Thoroughly understand the prime contract scope, plans, specifications, and bidding documents to ensure compliance with contractual obligations.
- Inform the Project Manager of any client or architect requests that may exceed contractual obligations and prevent subcontractors from performing work beyond those obligations without prior approval.
- Assist the Project Manager in identifying and evaluating proposed changes, including schedule and cost impacts.
- Study construction documents in detail to identify deviations, inconsistencies, or conflicts as early as possible.
- Consult with subcontractor experts and project engineering staff to clarify and resolve conflicts in the construction documents.
- Initiate and manage Requests for Information (RFIs), maintain issue logs, and participate in the resolution process for all design conflicts.
- Evaluate, maintain, and communicate all design team-issued or acknowledged ASIs, RFIs, and material submittals.
- Advise the Project Manager of any changes that may affect project cost or schedule.
- Maintain a complete record set of drawings and as-built documents throughout the project duration.
- Implement and support the company Quality Assurance Manual, ensuring all construction work meets quality standards and contractual requirements.
- Schedule and coordinate government and third-party inspections, and accompany inspectors to facilitate efficient reviews and approvals.
- Lead efforts to resolve non-conforming or non-compliant work promptly, prioritize corrective actions, and obtain written approvals from the appropriate authority.
- Assist the Project Manager in drafting punchlist and delivery acceptance procedures for the project.
- Present completed work professionally and on time for inspection by the architect, owner, and other stakeholders.
- Coordinate rapid responses to punchlist items or areas requiring additional work, prioritizing these in accordance with the delivery plan.
- Promote and enforce high standards of housekeeping and site cleanliness among staff and subcontractors.
- Seek opportunities for additional training and professional development and collaborate with the Project Manager to create and follow a development plan.
- Manage and mentor Assistant Superintendents when assigned, demonstrating ownership of their performance and development.
- Prepare written evaluations of subcontractor and supplier performance at project completion and share feedback with the Project Manager and estimating/purchasing teams.
- Attend and actively participate in project pre-construction meetings with subcontractors and suppliers, leading subcontractor pre-construction sessions.
- Attend meetings with owners, architects, authorities having jurisdiction, and utilities, and assist the Project Manager with all required meeting support.
- Ensure all meeting materials, presentations, and supporting documents are professionally prepared, accurate, and complete.
- Lead weekly site coordination and safety meetings with subcontractors and suppliers, and distribute all related meeting documentation.
- Prepare daily reports and capture daily photos, ensuring information is timely, complete, and accurate.
- Follow document management protocols, ensuring all project documents under the Superintendent’s control are created, stored, and maintained properly.
- Audit stored project files in the designated document management system at the time of demobilization.
- Coordinate and manage New Mexico-based subcontractors effectively, including those who may be challenging, while maintaining professional relationships and project standards.
- At least 3+ years of experience as a Superintendent, including managing multiple projects and supervising Assistant Superintendents or other Superintendents.
- Proven commercial construction experience, with a strong understanding of field operations and project delivery.
- Demonstrated ability to create and manage detailed look-ahead schedules, including 4- to 6-week schedules updated weekly.
- Proficiency with Microsoft Office programs, specifically Microsoft Excel, for reporting, scheduling, and project tracking.
- Experience in construction management with responsibility for site safety, quality, scheduling, and subcontractor coordination.
- Ability to coordinate and manage New Mexico subcontractors, including those who may be difficult, while maintaining project schedule and quality.
- Strong understanding of OSHA requirements and practical experience implementing site-specific safety plans.
- Ability to read, interpret, and apply construction plans, specifications, and bidding documents.
- Experience identifying and resolving conflicts or deviations in construction documents through RFIs and coordination with design teams.
- Strong written and verbal communication skills for leading meetings, preparing reports, and interacting with owners, architects, inspectors, and subcontractors.
- Proven experience managing punchlists, inspections, and project closeout activities.
- Experience constructing apartment complexes or multifamily/multi-tenant projects.
- Familiarity with Procore construction management software.
- Experience using Microsoft Project for scheduling and project planning.
- Experience working with government and third-party inspectors on commercial or multifamily projects.
- Background in supervising and mentoring Assistant Superintendents or field staff.
- Interest in ongoing professional development and willingness to pursue additional training.
This is a salaried, full-time position based on active construction sites in New Mexico, with primary locations including Albuquerque, Santa Fe, and Rio Rancho. The Lead Superintendent typically works Monday through Friday, with start and end times determined by project needs. The role is primarily field-based and operates out of an on-site office trailer, with frequent movement around the construction site to oversee work, inspections, and coordination. The environment is fast-paced and schedule-driven, requiring regular interaction with subcontractors, inspectors, owners, and design teams. Work involves using construction management software, Microsoft Excel, and other digital tools, as well as maintaining organized project documentation in the designated document management system. The culture emphasizes safety, quality, proactive planning, and strong collaboration across project teams, with a healthy backlog of work providing long-term project continuity.

Pay and BenefitsThe pay range for this position is $100000.00 - $115000.00/hr.
