Senior Property Accounting Manager
About the Company
Well-established New York City real estate management firm is seeking a Senior Property Accounting Manager to oversee the financial operations of a large portfolio of cooperative, condominium, and rental properties throughout the New York metropolitan area.
This position will play a key leadership role within the accounting department, managing financial reporting, budgeting, audits, regulatory compliance, and tax-related matters while serving as a trusted resource to Property Managers, Boards of Directors, and senior leadership. The ideal candidate will have strong real estate accounting experience, preferably within the co-op/condo management industry, and a thorough understanding of NYC regulatory and reporting requirements.
Responsibilities
- Oversee all accounting and financial operations for a portfolio of 140+ cooperative, condominium, and rental properties.
- Review and supervise account reconciliations, monthly financial statements, management reports, variance analyses, and journal entries.
- Assist with the preparation and administration of annual operating budgets.
- Coordinate and support annual external audits for assigned properties.
- Serve as the primary liaison between auditors, tax preparers, and management for the preparation of building tax returns.
- Prepare and review accrual reports and related accounting schedules.
- Calculate and review sales tax filings and real estate tax escalation reconciliations.
- Monitor cash flow, operating accounts, and reserve fund balances across the portfolio.
- Oversee NYC co-op/condo tax abatement administration, prevailing wage compliance, and related regulatory filings.
- Coordinate tax certiorari documentation with legal counsel and communicate real estate tax refund activity to Boards of Directors.
- Supervise the preparation and filing of TD letters, 1098 tax forms, and RPIE submissions.
- Mentor, train, and supervise financial analysts while reviewing work for accuracy, completeness, and compliance.
- Collaborate with Accounts Payable and Accounts Receivable teams to ensure timely and accurate financial processing.
- Communicate directly with Property Managers and Boards of Directors regarding financial reporting, budgets, and operating results.
- Strengthen internal controls and identify opportunities to improve accounting and reporting processes.
- Ensure compliance with NYC Department of Finance requirements and other applicable regulatory agencies.
- Prepare ad hoc financial analyses, reports, and presentations for Boards and senior management.
