Property Manager
Location: South Phoenix, AZ
Compensation: $60,000-65,000 annually
We are seeking an experienced and motivated Property Manager to oversee operations at a 120-unit affordable housing community in South Phoenix, Arizona. The ideal candidate will have strong operational leadership skills, a resident-focused mindset, and hands-on experience with LIHTC/Section 42 compliance. This position is responsible for the overall performance of the property, including financial management, resident relations, leasing oversight, compliance, maintenance coordination, and team leadership.
Essential Responsibilities
Property Operations
- Oversee the daily operations of a 120-unit affordable housing community
- Ensure the property is maintained to company standards and compliance requirements
- Manage rent collections, delinquency, and occupancy goals
- Conduct regular property inspections to ensure curb appeal, cleanliness, and safety standards
- Collaborate with maintenance staff to ensure timely completion of work orders and unit turns
- Monitor vendor performance and coordinate contracted services as needed
Compliance & Leasing
- Maintain full compliance with LIHTC/Section 42 regulations and affordable housing requirements
- Process certifications, recertifications, and required compliance documentation accurately and timely
- Ensure files are audit-ready and maintain compliance with all federal, state, and local housing regulations
- Oversee leasing efforts, applicant screening, and resident retention initiatives
Financial Management
- Assist with preparation and management of property budgets
- Monitor expenses and operate within approved financial guidelines
- Review and submit invoices, reports, and required operational documentation
- Analyze occupancy trends and implement strategies to maximize property performance
Resident Relations & Team Leadership
- Provide excellent customer service and maintain positive resident relationships
- Address resident concerns and resolve issues professionally and efficiently
- Supervise onsite staff and provide leadership, coaching, and performance support
- Foster a positive, team-oriented work environment
Qualifications
- Minimum 2+ years of Property Manager experience within multifamily housing
- Required experience with LIHTC/Section 42 affordable housing compliance
- Strong understanding of affordable housing regulations and recertification processes
- Experience managing occupancy, leasing, resident relations, and property operations
- Strong organizational, communication, and leadership skills
- Proficiency with property management software and Microsoft Office
- High School Diploma or equivalent required; additional industry certifications preferred
