Kier Management is seeking a Site Manager to oversee the daily operations of Shoshone Court Apartments in Cody, Wyoming. This role is responsible for ensuring the property operates efficiently while delivering excellent service to residents.

The Site Manager works closely with the Regional Compliance Manager, Regional Property Manager, maintenance staff, and other internal teams to ensure the property is well maintained, compliant with regulations, and operating within established budgets.

This position plays a key role in maintaining a clean, safe, and welcoming community for residents while ensuring operational and regulatory requirements are met.

Pay: $19.00 - $21.00/hr

Schedule: Full-time, 30 hours per week, Monday through Friday, working 6-hour shifts

Key Responsibilities:

Property Operations

  • Oversee daily operations of the property to ensure excellent resident service.

  • Market the property, show apartments, and assist with leasing activities.

  • Screen prospective residents and prepare lease agreements.

  • Conduct move-in inspections and provide new resident orientation.

  • Collect rent payments and maintain accurate resident and rental records.

Resident Relations

  • Respond promptly to resident questions, concerns, and service requests.

  • Enforce community rules and lease agreements.

  • Address and resolve resident complaints in a professional manner.

  • Manage resident use of common areas and community facilities.

Maintenance & Property Appearance

  • Coordinate maintenance requests and monitor completion of repairs.

  • Conduct regular property inspections to ensure a clean and safe environment.

  • Coordinate with vendors for services such as landscaping, pest control, and snow removal.

  • Assist with minor maintenance tasks as needed.

Financial & Administrative

  • Maintain petty cash funds and follow property budget guidelines.

  • Submit purchase orders for approval and prepare required property reports.

Compliance & Program Administration

  • Ensure compliance with all federal, state, and housing program requirements (Section 8, Tax Credit, HOME).

  • Complete required tenant recertifications and maintain resident documentation.

  • Maintain waiting lists and assist with audits and reporting.

Minimum Qualifications
  • High school diploma or equivalent

  • 1–3 years of related experience, such as:

    • Property management

    • Leasing consultant or apartment management

    • Customer service or hospitality

    • Office administration

  • Basic computer skills including email, spreadsheets, and reporting

  • Experience using property management software such as Yardi preferred

  • Valid driver's license, clean motor vehicle record, and ability to travel to other sites as needed

Physical Requirements
  • Ability to walk the property and perform inspections regularly

  • Occasionally climb, stoop, kneel, crouch, or crawl

  • Lift and move up to 25–50 pounds regularly

  • Work both indoors and outdoors in varying weather conditions

  • Use personal protective equipment when performing maintenance or grounds tasks
