Bilingual Leasing Agent

Are you a detail-oriented leasing professional who loves connecting with people and excels at affordable housing compliance? We are seeking an experienced, Bilingual (English/Spanish) Tax Credit Leasing Consultant for an apartment community in Sarasota, Florida.

This role requires a unique blend of great sales skills and precise paperwork management. You will be responsible for welcoming prospective residents, giving tours, and managing the strict income verification and certification files required for our affordable housing program. Prior experience with Section 42 Low-Income Housing Tax Credit (LIHTC) compliance is strictly required.

Key Responsibilities

• Bilingual Customer Service: Enthusiastically greet, tour, and assist prospective and current residents in both English and Spanish.
• Tax Credit Compliance: Manage the qualification process, including verifying income, completing first-time certifications, and processing annual recertifications precisely according to LIHTC guidelines.
• Leasing & Closings: Actively manage leads, answer phone inquiries, respond to emails, and follow up with prospects to maintain high property occupancy.
• File Integrity: Maintain flawless, audit-ready resident files, ensuring all HUD and state compliance paperwork is signed, accurate, and organized.
• Property Marketing: Assist with updating online apartment advertisements (ZipRecruiter, Zillow, etc.) and participating in local resident retention events.

Qualifications & Requirements

• Language Skills: Must be fully fluent in reading, writing, and speaking both English and Spanish.
• Tax Credit Experience: Minimum 1–2 years of direct experience handling LIHTC (Section 42) or affordable housing compliance.
• Industry Experience: Must have 2+ years of multifamily property management or leasing experience.
• Software Skills: Experience with property management software such as Yardi, RealPage, OneSite, or ResMan is highly preferred.
• Soft Skills: Sharp attention to detail, highly organized, and an empathetic communicator with strong customer service skills.
