Position Title: Lead Commercial Laundry Equipment Technician
Employment Status: Full-Time, Salaried
Annual Compensation: 45k-75k
Reports To: Joshua Oakes / Ownership
Work Area: Multiple laundromat locations within a 150-mile radius operated by Village
Rentals LLC
1. Position Summary
The Lead Commercial Laundry Equipment Technician is responsible for maintaining,
troubleshooting, repairing, servicing, inspecting, and improving commercial laundromat
equipment and associated facility systems across Village Rentals LLC locations. The
employee is expected to work independently, exercise sound judgment, maintain
professionalism, minimize equipment downtime, maintain safe operations, perform
preventive maintenance, and protect company assets.
2. Work Schedule & Emergency Availability
Regular Schedule: Monday–Friday, 7:00 AM–4:00 PM. Approximately forty (40) hours per
week excluding emergency response responsibilities. This position requires 24/7
emergency availability for operational issues. Employee is expected to be reasonably
available for emergency response and maintain the ability to physically respond within one
(1) hour when on call, except during approved leave, illness, or pre-approved
circumstances. Planned absences should be coordinated in advance.
3. Compensation & Benefits
Annual salary of $45k-75k paid in accordance with payroll procedures. Paid vacation: one (1)
week after one (1) full year of employment and two (2) weeks after two (2) full years. Paid
holidays: recognized United States federal/government holidays observed by Village
Rentals LLC. Company truck provided for business use and approved commuting. Company
credit card provided for approved business expenses.
4. Primary Responsibilities
Responsibilities include repair and maintenance of commercial washers, dryers, payment
systems, plumbing, electrical systems, breakers, motors, contactors, ignitors, HVAC systems,
boilers, water heaters, doors, locks, lighting, cameras, flooring, sheetrock, painting, and
general facility maintenance. Employee will perform preventive maintenance to reduce
downtime and extend equipment life.
5. Performance Standards
Performance is evaluated based on emergency responsiveness, repair quality,
communication, preventive maintenance, minimizing downtime, documentation,
professionalism, store safety, and organization of parts inventory.
6. Purchasing & Vendors
Employee may approve purchases up to $100 when reasonably necessary for business
operations. Purchases over $100 require ownership approval. Employee may not hire
subcontractors or vendors without approval.
7. Documentation Requirements
Employee shall maintain repair logs, before/after photos when applicable, parts receipts,
and daily work summaries. Documentation should include store location, issue diagnosed,
repairs completed, parts replaced, and follow-up recommendations. Company receipts are
due within thirty (30) days.
8. Company Vehicle Policy
Take-home company truck is permitted for business travel and commuting. Unauthorized
personal use is prohibited. Employee shall maintain the vehicle in a clean, safe, and
professional condition and promptly report accidents, citations, damage, or mechanical
issues. Employee must maintain a valid driver’s license and remain insurable.
9. Company Credit Card Policy
Company card is limited to approved business expenses. All purchases must be business-
related, reasonable, documented, and supported by receipts. Misuse may result in
disciplinary action up to termination.
10. Tools
Employee shall provide required hand tools. Village Rentals LLC may provide specialty tools
or equipment at ownership discretion.
11. Confidentiality & Outside Work
Employee shall maintain confidentiality regarding business operations, vendor
relationships, pricing, operational methods, and company information. Employee shall not
perform outside repair work during scheduled work hours or use company resources for
unauthorized outside business purposes, nor accept kickbacks or improper vendor
incentives.
12. Safety & Employment Requirements
Employee must maintain a valid driver’s license, clean driving record, comply with a drug-
free workplace, safely operate ladders and work at heights, lift up to 100 pounds, and report
safety hazards immediately.
13. Employment Relationship
Employment with Village Rentals LLC is at-will and may be terminated by either party at
any time, with or without cause or notice, subject to applicable law.
