What You'll Be Doing?

The Maintenance Manager ensures a safe, comfortable, and fully operational environment for residents and staff. You will oversee the physical upkeep of the building, grounds, and equipment, manage the maintenance team, and ensure strict compliance with state and federal assisted living regulations.

Key Responsibilities
Facility & Grounds Maintenance
Preventive Maintenance: Develop and execute a routine preventive maintenance schedule for HVAC, plumbing, electrical, and life safety systems.
Repairs: Perform hands-on repairs (drywall, painting, plumbing, carpentry, and basic electrical) and coordinate with external contractors for specialized projects.
Curb Appeal: Ensure the building exterior, landscaping, and parking areas are clean, safe, and well-maintained year-round.
Apartment Turnovers: Prepare vacated apartments for new residents quickly and to high-quality standards.
Regulatory Compliance & Safety Inspections: Conduct daily, weekly, and monthly facility safety rounds to identify and resolve hazards.
Code Compliance: Maintain strict adherence to Department of Health, fire marshal, and OSHA regulations.
Life Safety: Oversee the testing and documentation of fire alarms, sprinkler systems, and emergency generators.
Emergency Preparedness: Lead the facilitys emergency response plan (e.g., severe weather, power outages) and train staff on protocols.
Leadership & Administration Team Management: Hire, train, schedule, and supervise facility maintenance and janitorial staff.
Budget Management: Track maintenance expenses, manage inventory of tools/parts, and operate within the approved annual budget.
Vendor Management: Solicit bids, schedule, and oversee external contractors and service technicians.
Work Order System: Manage the daily facility work order system, ensuring resident and staff requests are addressed promptly and courteously.

Qualifications
Education: High school diploma or equivalent; technical/trade school certification (HVAC, plumbing, or electrical) preferred.
Experience: Minimum 35 years of maintenance experience, with at least 1 year in a supervisory role. Assisted living, healthcare, or hospitality experience is highly preferred.
Skills: Strong working knowledge of building systems, safety codes, and basic tools.
Soft Skills: Excellent communication and customer service skills; compassionate and patient when interacting with elderly residents.
Requirements: Ability to lift up to 50 lbs, pass a background check, and maintain required immunizations (e.g., annual TB test).
