We are seeking a Senior Maintenance Supervisor to join our Residential Property Operations Team. The Senior Maintenance Supervisor is responsible for overseeing all day-to-day maintenance operations of the property or properties, ensuring that service requests, apartment turns, capital projects, and preventive maintenance tasks are completed on time, within budget, and to company quality standards. This position leads the on-site maintenance team, manages vendors, and ensures compliance with safety regulations, building codes, and company policies. The Senior Maintenance Supervisor plays a critical role in maintaining resident satisfaction, protecting asset value, and delivering operational efficiency.

Essential Job Function / Responsibilities:
- Assign, track, and ensure timely completion of all work orders within established service level targets.
- Schedule and oversee extermination services, ensuring timely resolution of pest-related issues.
- Implement preventive pest control measures and maintain detailed service records.
- Plan, schedule, and execute unit turns to meet or exceed target completion times and budget.
- Source, schedule, and manage third-party contractors and service providers.
- Monitor vendor performance for timeliness, quality, and adherence to contractual agreements.
- Prepare and process purchase orders, ensuring accuracy of coding and approval compliance.
- Maintain adequate inventory levels while minimizing excess stock and waste.
- Oversee the operation and maintenance of all building systems, including HVAC, plumbing, electrical, and life safety equipment.
- Maintain high property standards for cleanliness, repairs, and aesthetic appeal.
- Ensure compliance with all building codes, safety regulations, and company standards.
- Lead, train, and hold accountable the on-site maintenance team providing coaching, performance evaluations, and progressive discipline as needed.

Requirements:
- Minimum 7+ years of experience in residential property maintenance experience or equivalent.
- 3+ years of supervisory experience and a track record of hiring, developing and retaining high performing teams
- An HVAC and EPA certification
Skills:
- Knowledge of risk management, OSHA and MSDS
- Exposure to complex mechanical systems such as central plant, split systems and boilers.
- Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical).
- A safety mindset and an eye for detail
- Building Ownership Mentality- Know it like you built it. Lead it like you own it.
- Excellent communication skills, both written and verbal
- Proficiency with the Microsoft Office suite and comfort using various technology platforms, apps and computer programs
- Proficiency with property management and work order systems (Yardi).
- Proven leadership, vendor management, and budgeting skills.
- Ability to work in a fast-paced environment with multiple priorities.
Physical Requirements:
- Ability to lift up to 50 lbs. and perform physical maintenance tasks.
- Ability to work in varying environmental conditions (heat, cold, outdoors).
- Availability for on-call rotation and emergency response as needed.
