Job Title: Maintenance Technician
Location: Luxury High-Rise Condominium Community

Express Employment Professionals is currently recruiting for a Maintenance Technician to work at a high rise condo in Naples. You would be responsible for maintaining the appearance, safety, functionality, and overall condition of the property. This role performs preventative maintenance, repairs, and inspections of building systems while delivering exceptional customer service to residents and guests. The ideal candidate is skilled in multiple trades, professional in appearance and communication, and committed to maintaining the highest standards of luxury residential living.


Essential Duties and Responsibilities

  • Perform routine maintenance and repairs on building systems, including HVAC, plumbing, electrical, lighting, and mechanical equipment.
  • Respond promptly to resident service requests and maintenance work orders.
  • Conduct preventive maintenance inspections and document findings.
  • Troubleshoot and repair common building equipment and systems.
  • Assist with operation and monitoring of boilers, chillers, pumps, cooling towers, generators, and fire/life safety systems.
  • Maintain common areas, amenities, hallways, parking garages, and exterior grounds in excellent condition.
  • Assist with unit turnovers, renovations, and contractor coordination as needed.
  • Perform painting, drywall repair, carpentry, tile work, and general handyman duties.
  • Monitor building systems through computerized building automation systems (BAS) when applicable.
  • Ensure compliance with all safety regulations, OSHA standards, and company policies.
  • Participate in emergency response procedures, including after-hours and on-call rotations.
  • Maintain accurate maintenance records, inventory, and supply levels.
  • Escort vendors and contractors and verify quality of completed work.
  • Provide exceptional customer service while interacting with residents, board members, guests, and vendors.


Qualifications

  • High school diploma or GED required.
  • Technical school certification or trade-related education preferred.
  • Minimum 3–5 years of maintenance experience in luxury residential, condominium, apartment, hotel, or commercial high-rise properties preferred.
  • Working knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Ability to read blueprints, schematics, and maintenance manuals.
  • Experience with preventive maintenance programs and work order systems.
  • Strong troubleshooting and problem-solving skills.
  • Excellent communication and customer service abilities.
  • Ability to work independently and as part of a team.

Preferred Certifications

  • EPA Universal Certification
  • HVAC Certification
  • OSHA 10 or OSHA 30
  • Pool Operator Certification (if applicable)
  • Fire Safety or Building Engineer certifications


Physical Requirements

  • Ability to lift up to 50 pounds regularly.
  • Ability to stand, walk, climb stairs, ladders, and work in confined spaces.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Must be available for emergency call-outs, weekends, holidays, and rotating on-call schedules.
