About the Role:

The Maintenance Supervisor plays a critical role in ensuring the operational efficiency and safety of real estate properties within the rental and leasing sector. This position is responsible for overseeing all maintenance activities, coordinating with maintenance staff, and ensuring timely resolution of repair and upkeep issues to maintain high standards of property condition. The supervisor will develop and implement preventive maintenance programs to minimize downtime and extend the lifespan of building systems and equipment. They will also manage vendor relationships and ensure compliance with safety regulations and company policies. Ultimately, the Maintenance Supervisor ensures that properties remain safe, functional, and attractive to tenants, thereby supporting tenant satisfaction and retention.

Minimum Qualifications:

  • High school diploma or equivalent; technical or vocational training in building maintenance or related field preferred.
  • Minimum of 3 years of experience in maintenance roles, with at least 1 year in a supervisory capacity.
  • Strong knowledge of building systems including HVAC, electrical, plumbing, and general repairs.
  • Familiarity with safety regulations and compliance standards applicable to real estate properties.
  • Valid driver’s license and ability to travel between multiple property locations as needed.

Preferred Qualifications:

  • Associate degree or higher in Facilities Management, Engineering, or a related discipline.
  • Certification in HVAC, electrical, plumbing, or facilities management (e.g., CFM, HVAC certification).
  • Experience working in the real estate rental and leasing industry.
  • Proficiency with maintenance management software and computerized work order systems.
  • Strong leadership training or certification.

Responsibilities:

  • Supervise and coordinate daily maintenance operations across multiple properties, including scheduling and assigning tasks to maintenance technicians.
  • Conduct regular inspections of buildings, equipment, and systems to identify maintenance needs and ensure compliance with safety standards.
  • Develop and implement preventive maintenance schedules to reduce emergency repairs and prolong equipment life.
  • Manage relationships with external contractors and vendors, including negotiating contracts and overseeing work quality.
  • Maintain accurate records of maintenance activities, work orders, and inventory of supplies and equipment.
  • Respond promptly to tenant maintenance requests and emergencies, ensuring timely and effective resolution.
  • Train, mentor, and evaluate maintenance staff to promote professional development and high performance.
  • Ensure compliance with all local, state, and federal regulations related to building maintenance and safety.
