About the Maintenance Technician position:
We are seeking a skilled, experienced Assistant Maintenance Supervisor at our 251 Dekalb location. Qualified candidates should have at least 5 years prior experience in Maintenance.
Critical factors in consideration for this role include:
- Live within 30 minutes of the property.
- Access to reliable transportation and a valid PA drivers license is a necessity.
- Ability to read and interpret documents such as work orders, safety rules, operating and maintenance instructions and procedure manuals.
- Familiarity with common tools and proficiency in unskilled and semi-skilled maintenance and repair tasks. Including: plumbing, electrical and light carpentry work.
- Basic computer skills
- Regular on-call service as part of a group rotation is a requirement of the position.
- Strong trouble shooting skills.
- Professional certifications for HVAC, plumbing, electrical, are not pre-requisites for the position but candidates who have earned such certifications will be viewed favorably.
- Supervisor experience.
Responsibilities may include but are not limited to the following:
- Assists in all aspects of the propertys maintenance, including grounds, custodial, preventative, corrective, deferred and emergency maintenance.
- Performs management approved purchases of supplies, equipment and services.
- Maintain a high level of quality customer service and professionalism.
- Performs regular inspections of the property.
- Assists in move-in and move-out procedures.
- Help establishes preventative maintenance schedule.
- Maintains updated preventive maintenance information/smoke detector log/preventative maintenance log (i.e. location of extra parts for appliances, equipment serial numbers and service telephone numbers).
- Knows current condition of all vacant apartments.
- Keeps workshop or utility room clean, orderly and safe (according to the established OSHA standards).
- Insures all locks are re-keyed after a resident move out.
- Maintains MSDS book
- Accompanies Community Manager on walks of apartments that have given notice to vacate.
- Reports all rules and regulations violations to the Community Manager.
