Commercial Building Maintenance Tech

We have an immediate opening for a Commercial and Residential Building Maintenance Tech

Key Responsibilities:

• Systems Maintenance: Troubleshoot and repair building systems including HVAC-R, plumbing fixtures, lighting, and basic electrical. Monitor Building Automation Systems (BAS).
• Preventative Maintenance (PM): Conduct routine scheduled inspections to prolong equipment lifespan and prevent major breakdowns.
• General Repairs: Perform light carpentry, drywall patching, painting, and door/hardware adjustments.
• Compliance & Safety: Comply with OSHA, EPA, and local building codes. Maintain fire and life-safety systems.
• Tenant Services: Respond to tenant work orders, assist with space reconfigurations, and maintain a professional presence.
• Vendor Management: Assist or oversee outside contractors for major projects and order maintenance supplies to keep inventory stocked.
• Grounds Upkeep: Maintain exterior areas, including parking lots, landscaping, and seasonal snow/ice removal.

Required Qualifications

• Education & Experience: High School Diploma or GED. Typically requires 2+ years of commercial maintenance experience or completion of a trade apprenticeship.
• Technical Skills: Broad knowledge of building trades, hand/power tools, and diagnostic testing equipment.
• Certifications: Often requires EPA certification (e.g., EPA 608 for HVAC), Universal R-410A Certification, or state-specific Limited Maintenance Electrician (LME) licenses.
• Physical Capabilities: Ability to lift at least 50 lbs, stand for extended periods, and navigate ladders, roofs, and confined spaces.
• Soft Skills: Basic digital literacy (for Computerized Maintenance Management Systems) and strong communication skills for tenant and contractor interaction.

Work Environment

• Typically full-time with on-call availability required for facility emergencies on evenings, weekends, or holidays.
• Involves working both indoors in mechanical/utility spaces and outdoors in varying weather conditions.
