Job Description
We’re looking for an experienced Lead Maintenance Technician to oversee daily maintenance operations, guide a small team, and ensure our facility runs safely and efficiently. The ideal candidate has strong technical skills, excellent troubleshooting ability, and a proactive approach to equipment reliability.
Key Responsibilities
- Supervision and Leadership: Directs and provides guidance to maintenance staff, assigns tasks, monitors performance, and ensures adherence to safety and operational standards.
- Maintenance Operations: Performs advanced maintenance in areas such as plumbing, electrical, HVAC, carpentry, mechanicalsystems, painting, drywall repair, and grounds maintenance.
- Preventive Maintenance: Develops and implements preventive maintenance schedules, inspects equipment, and ensures timely servicing of boilers, water heaters, motors, and other critical systems.
- Work Order Management: Generates, prioritizes, and completes work orders, coordinating with supervisors, asset managers, and outside contractors as needed.
- Emergency Response: Responds to urgent maintenance issues, including equipment failures, fire, or evacuation situations, often outside regular working hours.
- Inventory and Supplies: Maintains stock levels, tracks materials, and ensures proper use of equipment and supplies.
- Compliance and Safety: Ensures all work complies with applicable codes, regulations, and company policies, and promotes safe work practices.
Required Skills and Competencies
- Technical Proficiency: Strong knowledge of building systems, including HVAC, electrical, plumbing, mechanical, and grounds maintenance.
- Problem-Solving: Ability to diagnose and resolve complex maintenance issues efficiently.
- Organizational Skills: Capable of scheduling staff, coordinating multiple projects, and maintaining accurate records.
- Communication: Effective oral and written communication skills for reporting, supervising, and coordinating with teams and contractors.
- Computer Skills: Familiarity with maintenance management software and basic computer applications.
Physical Demands/Work Environment
- Work is performed outside in all types of weather and temperatures with occasional indoor work and involves moderate exposure to hazards or physical risks with exposure to paint fumes, solvents, adhesives, etc.
- Must be able to move, carry, reposition, or lift items weighing up to 50 pounds.
- Frequent need to be on feet, climb stairs and to sit, stoop, kneel, crouch, crawl, bend, push/pull, and ability to climb ladders and navigate difficult terrain and elevation changes while maintaining balance.
Qualifications
- High School diploma or equivalent or general education degree (GED): or one to three months’ related experience and/or training in a vocational environment; or equivalent combination of education and experience.
- Proficient customer service and interpersonal communication skills for effective interaction with residents, clients, team members, and other business contacts.
- Read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment and measuring devices.
- 2-3 years’ experience working on HVAC systems.
- 3-5 years' general maintenance experience; multi-family maintenance experience preferred.
