Monday-Friday, 7:00 AM-4:30 PM + On‑Call Rotation

We are seeking a skilled and dependable Maintenance Technician to support the daily operations, safety, and upkeep of a residential housing community. This role is ideal for someone who enjoys hands‑on work, takes initiative, and is committed to providing excellent service to residents.

What You'll Do

• Manage and maintain water systems, including domestic well and irrigation operations (certification required or obtainable).
• Respond promptly to resident work orders-emergencies within 4 hours, standard requests within 2 days.
• Perform a wide range of general repairs: plumbing, electrical, carpentry, painting, drywall, flooring, and appliance repair.
• Complete preventive maintenance on buildings, systems, and grounds.
• Prepare vacant units for new residents within 7-10 days.
• Maintain cleanliness and safety of common areas and grounds, including snow removal and trash pickup.
• Ensure fire extinguishers, alarms, hydrants, and emergency exits remain fully operational.
• Track inventory, purchase supplies, and maintain accurate logs.
• Assist with contractor scheduling, bid reviews, and quality checks.
• Provide excellent customer service while maintaining professional boundaries.
• Complete daily progress reports and required documentation.

Requirements

• High school diploma or equivalent.
• Water Treatment Operator Certification (or ability to obtain).
• At least 2 years of property maintenance experience.
• Strong skills in plumbing, electrical, carpentry, flooring, and general building systems.
• Ability to lift 50 lbs, work in varying weather, and perform physically demanding tasks.
• Valid driver's license and insured personal vehicle.
• Strong communication, organization, and problem‑solving abilities.
• Ability to work independently and as part of a team.
