Job Description
The Facilities Technician serves as a versatile, hands-on maintenance professional responsible for keeping an aging facility safe, functional, and up to current standards. This role focuses exclusively on building and facility maintenance, including HVAC, electrical, plumbing, carpentry, and general handyman tasks, in a 58-year-old facility. The technician works independently as a self-starter, performing preventative and corrective maintenance, troubleshooting equipment issues, and delivering responsive customer service to building occupants.
Responsibilities
- Promote a safe working environment by consistently following all safety procedures and guidelines.
- Complete preventative maintenance routines on building systems and equipment, ensuring all work is properly documented.
- Record equipment readings and make necessary adjustments to maintain proper operation of systems.
- Use appropriate tools to troubleshoot simple AC and DC electrical circuits and perform basic electrical repairs.
- Apply basic knowledge of HVAC systems to troubleshoot issues and perform routine maintenance tasks.
- Troubleshoot and repair miscellaneous operational equipment as needed to support facility operations.
- Perform repair, maintenance, restoration, and replacement of various components of the building’s physical structure, including walls, floors, and fixtures.
- Maintain and repair locks, locking mechanisms, door closers, doors, furniture, and related controllers.
- Maintain and complete documentation for fire extinguishers, other fire life safety systems, and related building systems.
- Maintain and repair plumbing components, including toilets, urinals, lavatories, flush valves, sinks, drains, water heaters, piping, and sump pumps.
- Prepare, prime, and paint interior and exterior building surfaces to maintain a clean and professional appearance.
- Perform general handyman tasks such as filter changes, leak repairs, changing light bulbs, and fixing floors.
- Handle general interior maintenance tasks, including hanging pictures, installing keyboard trays, and repairing office furniture systems.
- Complete special tasks as assigned, including painting, locksmith work, tenant service requests, and other general maintenance activities.
- Move office furniture, machinery, equipment, and other materials as requested to support facility and occupant needs.
- Work directly with building occupants and internal stakeholders to provide exceptional customer service.
- Maintain positive working relationships across all operations and facilities teams.
- Ensure all work contributes to bringing the 58-year-old facility up to current standards and maintaining its long-term functionality.
- Perform any and all other duties assigned by leadership related to facility maintenance and operations.
Essential Skills
- Approximately 3 years of experience in facilities maintenance, building maintenance, or a closely related handyman role.
- 5 years of construction experience with strong hands-on capabilities.
- Practical HVAC skills, including the ability to operate HVAC controls and perform basic HVAC troubleshooting and maintenance.
- Basic electrical skills, including troubleshooting simple AC/DC circuits and performing light electrical work.
- Experience with general plumbing, including light plumbing repairs and maintenance of toilets, urinals, sinks, drains, and related components.
- General carpentry skills, including drywall repair, flooring repairs, and minor structural maintenance.
- Demonstrated ability to perform building engineering tasks with a strong experience in technical aspects of packaged HVAC, plumbing, electrical equipment repair, and general maintenance.
- Proficiency in using hand tools and basic power tools safely and effectively.
- Ability to perform painting, including surface preparation, priming, and finishing for interior and exterior areas.
- Mechanical aptitude and troubleshooting skills for a variety of building systems and equipment.
- Valid driver’s license.
- Ability to perform physical labor, including bending, lifting up to 50 pounds, and handling tools and materials.
- Basic understanding of a Computerized Maintenance Management System (CMMS) or willingness to learn and use such systems.
- Ability to learn and operate basic computer programs and systems related to maintenance documentation and communication.
- Strong work ethic, high dependability, and the ability to work independently as a self-starter.
- Friendly, professional demeanor with a commitment to delivering excellent customer service.
Additional Skills & Qualifications
- Hands-on knowledge of the principles, techniques, equipment, and supplies commonly used in the handyman and facilities maintenance industry.
- Experience with facility maintenance tasks such as lighting repair, filter changes, leak repairs, and general building upkeep.
- Experience in boiler or mechanical systems is beneficial.
- Experience with drywall repairs and general interior finishing work.
- Comfort working on a variety of tasks in an older building environment, including restoration and upgrades.
- Ability to coordinate and prioritize multiple maintenance requests and special tasks.
- Strong communication skills to interact effectively with occupants, operations staff, and leadership.
- Reliability and willingness to support the team with a broad range of facility-related duties.
- Ability to adapt to changing priorities and handle both routine and unexpected maintenance issues.
- Willingness to eventually participate in on-call responsibilities after conversion to full-time employment, if required.

Work Environment

The position involves regular physical activity such as lifting up to 50 pounds, bending, carrying tools, moving furniture and equipment, and performing repairs in various parts of the building. The work environment includes both indoor and outdoor tasks, and you may be exposed to heat, sunlight, rain, cold, daylight, and nighttime conditions. On-site parking is available for convenience. On-call duties are not expected until after potential conversion to full-time employment, providing a more predictable schedule during the initial period.

Pay and BenefitsThe pay range for this position is $28.00 - $28.00/hr.
