Maintenance Technician 

Shift/Hours: Wednesday- Sunday, First Shift 8:00 am-5:00 pm
Pay Rate: $26-$28 per hour
Location: Sunnyvale, CA
Experience: 1-3 years of Maintenance Experience

Maintenance Technician Job Duties include:

Community Maintenance & Repair:

  • Respond to resident/management requests and work orders for common areas, buildings, and units in a timely manner.

  • Perform corrective, preventative, routine, emergency, and cosmetic maintenance.

  • Ensure all necessary repairs and replacements for community common areas and units.

  • Perform swimming pool maintenance and cleaning, and maintain accurate chemical logs.

  • Participate in on-call emergency maintenance for the community.

Unit Make-Ready (Turnovers):

  • Assist with the scheduling and performance of all maintenance/repair-related turn events (make-ready process).

Safety & Compliance:

  • Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.

  • Assist the Maintenance Supervisor in maintaining the hazard communications program and promoting safe work practices.

  • Be responsible for understanding and following the Asset key policy.

  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.

  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager.

Documentation & Inventory:

  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.

  • Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested.

  • Maintain the preventative maintenance program.

Cleaning & General Upkeep:

  • Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas.

  • Assist with the general upkeep, maintenance, and cleaning of the office, common areas, and model unit.

Customer Service & Management Support:

  • Manage excellent customer service and monitor service request turnaround and responsiveness.

  • Project a favorable image of the community.

  • Assist in unit inspections as requested.

  • Perform additional tasks and responsibilities requested by the Maintenance Supervisor and Community Manager.

  • Other duties as assigned

 

Maintenance Technician Preferred Skills include:

  • Experience with CMMS (Computerized Maintenance Management System).

  • Welding experience.

  • HVAC experience.

  • Ability to perform maintenance processes, including corrective, preventative, routine, emergency, and cosmetic maintenance.

  • Proficiency in the make-ready process.

  • Ability to ensure consistency in dealing with residents on all matters.

  • Ability to maintain accurate, timely chemical logs (for pool maintenance).

  • Knowledge of and adherence to safety standards and OSHA guidelines.

  • Ability to maintain accurate records (service requests, EPA/OSHA standards, etc.).

  • Strong customer service skills.

  • Ability to teach and promote safe work practices.

  • Able to provide 2 professional references

 

Maintenance Technician Requirements may include:

  • Strong mechanical, electrical, and plumbing skills.

  • Proficiency in troubleshooting and diagnosing equipment problems.

  • Ability to read and interpret technical documents.

  • Excellent communication and interpersonal skills.

  • Strong organizational and time management skills.

  • Ability to work independently and as part of a team.

  • Willingness to submit to a pre-employment background check & drug screen
