Job Title: Building Maintenance Technician (Roving – Multiple Levels)
Job Description
This roving Building Maintenance Technician role supports multiple commercial properties within approximately a one-hour radius of the Twin Cities. The team is hiring both an entry-level Building Maintenance Technician 1 and a tenured Building Technician 3. Technicians travel to various client sites to perform inspections, routine and advanced maintenance, troubleshooting, and repairs across building systems including plumbing, electrical, HVAC, carpentry, and general facility upkeep, while providing clear documentation and professional communication.
Responsibilities
- Travel to multiple commercial properties within roughly a one-hour radius of the Twin Cities to perform building maintenance and repair work.
- Conduct regular building inspection rounds, including checking ceiling tiles, performing baseline vacancy checks, and completing meter readings.
- Perform light maintenance tasks such as replacing light bulbs, hanging pictures and whiteboards, installing blinds and outlet covers, and assembling workstations using basic hand tools.
- Provide basic plumbing support, including replacing faucets, repairing toilets, replacing P-traps, and performing drain cleaning when work is not outsourced.
- Support basic electrical work by replacing batteries in emergency lights, replacing ballasts where permitted, and tracing electrical lines as needed.
- Complete light carpentry tasks including installing ceiling grid tiles, touching up caulking, installing baseboards, repairing screens, and performing minor furniture repairs.
- Carry out general support tasks such as taking and transmitting site photos, identifying boundary lines for subcontracted work, and maintaining clear and accurate documentation.
- For the Building Technician 3 level, perform advanced troubleshooting and repairs, including drywall replacement, concrete repair, block and brick repair, exterior electrical repairs, and water mitigation.
- Troubleshoot HVAC and heating issues, including routine heating problems, and make adjustments to building automation systems and controls.
- Execute more complex plumbing work such as replacing toilets, urinals, pipes, garbage disposals, flush valves, and performing drain repairs.
- Perform advanced electrical repairs, including repairing or replacing electrical devices, emergency exit lights, switches, thermostats, and ballasts.
- Handle carpentry and structural work such as replacing interior doors, repairing railings and posts, installing cabinets, and completing board-ups to prevent vandalism.
- Assess when work should be outsourced, coordinate subcontractors, and ensure that outsourced work is completed safely and to quality standards.
- Provide critical assessment and triage of maintenance issues, determine repair urgency, and decide whether work should be handled in-house or by external vendors.
- Interface professionally with tenants, property managers, and other stakeholders to explain issues, outline solutions, and maintain strong working relationships.
- Participate in on-call rotations and respond to occasional emergency maintenance situations, making independent decisions to protect property and occupant safety.
- Use a cell phone and other digital tools to receive work orders, document work performed, communicate with the team, and track tasks across multiple sites.
Essential Skills
- Ability to read, write, and speak basic English to understand work orders, safety information, and documentation requirements.
- Basic tool use and measurement skills, including safe operation of hand tools and accurate measurement for installation and repair tasks.
- Proficiency using a cell phone for work-related tasks such as receiving assignments, taking and sending site photos, and documenting work.
- Valid driver’s license and ability to travel within approximately one hour of the Twin Cities to support multiple commercial properties.
- Exposure to light plumbing, electrical, or HVAC work for entry-level technicians, with the ability to assist in routine maintenance and repairs.
- Experience in commercial or multi-site maintenance environments, working across several properties or facilities.
- For the Building Technician 3 level, possession of a Boiler License Special Category.
- Strong knowledge of Building Management Systems (BMS) and Energy Management Systems (EMS), including adjusting building automation systems.
- Strong troubleshooting skills for diagnosing issues across HVAC, electrical, plumbing, carpentry, and general building systems.
- Effective communication and documentation skills to interact with tenants and property contacts and to record work completed accurately.
- Experience in facility maintenance and building maintenance, including general maintenance and repair tasks.
- Mechanical aptitude to understand how building systems function and to perform maintenance on HVAC systems, air handlers, and related equipment.
Additional Skills & Qualifications
- Experience in multi-site or roving maintenance roles, supporting several commercial properties within a defined geographic area.
- Advanced carpentry, electrical, or plumbing certifications that support complex troubleshooting and repair work.
- Experience coordinating subcontractors or leading small teams, including vendor management and quality oversight.
- Experience in facilities maintenance, including piping, installation, and repair of building systems.
- Knowledge of building automation systems and controls for HVAC and other mechanical systems.
- Experience with lighting systems, painting, drywall repair, and general building repairs.
- Exposure to HVAC commercial systems, including air handlers and HVAC system maintenance.
- Experience as a building engineer or in a similar role overseeing building operations and maintenance.
- Comfort working with mechanical systems and performing general mechanical troubleshooting.

Work Environment
This is a roving role that requires travel to various commercial properties within roughly a one-hour radius of the Twin Cities.
