This role supports a luxury apartment community of approximately 170 residential units by performing a wide range of interior maintenance and repair tasks. The Maintenance Technician ensures that apartments, common areas, and amenities such as the pool, outdoor kitchen, and barbecue area remain safe, functional, and well-maintained. The position follows a Monday–Friday schedule from 8:30 AM to 4:30 PM and participates in a rotating on-call schedule for after-hours maintenance emergencies.
Responsibilities
- Complete service requests and maintenance work orders in occupied apartment homes in a timely and professional manner.
- Perform general maintenance tasks, including plumbing repairs, to ensure proper function of fixtures and systems.
- Conduct electrical troubleshooting and repairs to resolve issues safely and efficiently.
- Carry out basic carpentry and handyman work to maintain and improve apartment interiors and building components.
- Execute preventive maintenance activities to reduce equipment failures and extend the life of building systems.
- Maintain common areas and community amenities, including the pool, outdoor kitchen, and barbecue area, to a high standard of cleanliness and functionality.
- Assist with apartment turns by preparing units for new residents as needed.
- Participate in a rotating on-call schedule to respond promptly to after-hours maintenance emergencies, following established procedures.
- Deliver excellent customer service while interacting with residents, addressing concerns courteously and professionally.
- Collaborate with other maintenance and janitorial staff to coordinate tasks and ensure consistent upkeep of the property.
- Hands-on experience as a maintenance technician or in a similar maintenance role.
- Proficiency in general maintenance, including plumbing repairs, basic carpentry, and handyman work.
- Ability to perform electrical troubleshooting and repairs safely and effectively.
- Experience with preventive maintenance practices to maintain building systems and equipment.
- Mechanical aptitude and strong troubleshooting skills for diagnosing and resolving maintenance issues.
- Capability to perform maintenance repair tasks in occupied residential units with minimal disruption.
- Strong customer service skills and the ability to interact professionally with residents.
- Willingness and ability to participate in a rotating on-call schedule for after-hours emergencies.
- Reliable, detail-oriented work style with the ability to prioritize and complete multiple work orders.
- Experience working in a residential or multifamily housing environment is beneficial.
- Familiarity with HVAC systems and basic HVAC maintenance is a plus.
- Comfort working with electrical systems and performing electrical troubleshooting in a residential setting.
- Ability to work both independently and as part of a collaborative maintenance team.
- Strong communication skills for coordinating with residents, colleagues, and supervisors.
- Organizational skills to manage work orders, service requests, and preventive maintenance tasks efficiently.

Work Environment
You will work in a well-maintained luxury apartment community of approximately 170 residential units featuring premium amenities such as a pool, outdoor kitchen, and barbecue area. The role focuses primarily on interior residential maintenance, with regular interaction inside occupied apartment homes and common areas. You will join a collaborative maintenance team that includes three Maintenance Technicians (including this position) and six Janitorial/Porter staff, fostering a cooperative and team-oriented environment. The standard schedule is Monday through Friday from 8:30 AM to 4:30 PM, with participation in a rotating on-call schedule to handle after-hours maintenance emergencies, supported by a guaranteed minimum of two hours of pay when called out. The work involves using typical maintenance tools and equipment in a residential setting and requires moving between apartments, common areas, and amenity spaces throughout the day.
