Maintenance Technician

Maintenance technicians handle various routine service requests in commercial buildings and determine when a job requires the expertise of a plumber, an electrician, a heating, ventilation and air conditioning (HVAC) technician or another expert. They may also have administrative duties, such as documenting work orders.

Common duties include:

• Performing routine maintenance, such as replacing light bulbs and changing HVAC filters
• Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures
• Repairing damaged electrical wiring caused by shorts or severed lines
• Painting the building when the old paint fades or chips
• Keeping tools and equipment clean, organized and in good condition
• Notifying management when parts orders are needed for repairs
• Conducting building and equipment inspections to identify issues
• Weatherizing the building by repairing weather stripping or replacing insulation
• Updating work orders, writing notes about services performed and closing requests upon completion
• Adhering to workplace health and safety standards
