Commercial Construction Project Manager - Interior Construction
Job Summary:
We are seeking a highly skilled Commercial Construction Project Manager specializing in interior construction to oversee multiple projects within the Greater Houston area. This pivotal role involves leading projects from preconstruction to closeout, ensuring timely delivery, budget adherence, and exceptional quality. The ideal candidate will be a proactive leader with a strong background in managing commercial interior projects, client relationships, and project teams, driving success and client satisfaction at every stage.
Responsibilities:
- Manage commercial interior construction projects from award to final completion.
- Develop and maintain project schedules, budgets, and comprehensive execution plans.
- Coordinate activities with Superintendents, subcontractors, architects, engineers, owners, and vendors.
- Participate in preconstruction planning, constructability reviews, budgeting, and project kickoff meetings.
- Prepare and negotiate subcontract agreements and purchase orders, ensuring cost-effective procurement.
- Review and process subcontractor pay applications and owner billings.
- Monitor project financial performance, forecasts, budgets, and profitability.
- Prepare and manage owner and subcontractor change orders.
- Review RFIs, submittals, shop drawings, and project documentation.
- Coordinate permitting, inspections, and regulatory compliance.
- Monitor subcontractor performance to ensure project milestones are met on schedule.
- Conduct regular project meetings, providing progress updates to clients and internal teams.
- Identify project risks and implement mitigation strategies to minimize schedule or cost impacts.
- Support project closeout activities, including punch lists, final inspections, warranties, and turnover documentation.
- Maintain strong relationships with clients, consultants, subcontractors, and project stakeholders.
Requirements:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred; equivalent experience considered.
- Minimum of 5 years of Project Management experience with a commercial general contractor.
- Proven expertise managing commercial interior construction and tenant improvement projects.
- Demonstrated ability to oversee multiple projects simultaneously.
- Strong knowledge of commercial construction methods, scheduling, budgeting, and contract administration.
- Experience managing subcontractor buyout, procurement, and negotiations.
- Working knowledge of permitting, inspections, and construction codes.
- Ability to read and interpret construction drawings and specifications.
- Preferred experience with projects such as office build-outs, tenant improvements, corporate interiors, medical offices, high-rise renovations, industrial office build-outs, occupied renovations, and Class A office construction.
- Technical proficiency with Procore or similar construction management software.
- Strong financial acumen, problem-solving skills, and the ability to coordinate effectively with diverse project teams.
