Licensed property manager

Job Type: Full-time
Schedule: Monday–Thursday 8:00AM–5:00PM Friday 8:00AM-12:00PM (occasional after-hours or court appearances as needed)
Location: Florence, SC
Salary: $45,000–$55,000 annually (based on experience) + monthly commissions + monthly gas allowance.

Responsibilities

• Market and lease single-family and multifamily rental properties
• Conduct property showings and follow up with prospective tenants
• Screen applicants, verify income, employment, rental history, and references
• Prepare and execute lease agreements
• Build and maintain positive relationships with tenants and property owners
• Coordinate move-ins, move-outs, inspections, and unit turns
• Manage rent collections and delinquent accounts
• Prepare eviction notices and court documentation; represent the company in magistrate’s court when necessary
• Coordinate maintenance requests and communicate updates to residents and owners
• Ensure compliance with all federal, state, and local housing regulations
• Maintain accurate records using property management software

Qualifications

• Active South Carolina Real Estate License (required)
• Minimum of 2 years of residential property management or leasing experience preferred
• Excellent communication and customer service skills
• Strong organizational and time management abilities
• Ability to prioritize multiple tasks in a fast-paced environment
• Proficiency with Microsoft Office and property management software (AppFolio, Buildium, Propertyware, or similar)
• Valid driver’s license and reliable transportation
