Job Summary
We are seeking an experienced Building Maintenance Technician for a direct hire opportunity supporting Class A commercial properties in downtown Nashville, TN. This role is ideal for a skilled maintenance professional who enjoys hands-on building operations, troubleshooting, preventive maintenance, and providing responsive service in a professional property management environment.
You will report to the Chief Maintenance Engineer and work alongside a collaborative maintenance team supporting a portfolio of four buildings. This is a stable, full-time opportunity with supportive leadership, strong teamwork, free parking, access to building amenities, and exposure to a wide range of building systems. The environment offers variety, responsibility, and the opportunity to contribute directly to the safety, appearance, and performance of high-profile commercial properties.
Key Responsibilities
- Perform general repairs, installations, inspections, and preventive maintenance on building structures, equipment, plumbing fixtures, electrical devices, lighting, doors, flooring, ceiling tiles, wall coverings, and related systems.
- Maintain and repair commercial building systems, including basic HVAC components, water distribution lines, refrigeration equipment, life safety systems, fire protection systems, piping, tubing, and alarm-related equipment.
- Complete routine building inspections, monitor equipment operation, respond to service requests, and escalate complex mechanical or maintenance issues to the Chief Maintenance Engineer or senior technicians.
- Assist contractors and internal teams with fire alarm, sprinkler, fire pump, emergency generator, and life safety system shutdowns, testing, and documentation.
- Maintain accurate records, monitor repeat customer-related calls, support water chemical treatment programs, and assist with seasonal tasks such as snow and ice removal.
Compensation and Benefits
- Pay range: $30 to $32 per hour.
- Direct hire opportunity.
- Full-time schedule, 40 hours per week.
- Typical hours are 7:00 AM to 4:00 PM or 8:00 AM to 5:00 PM.
- On-call rotation occurs 3 times per year, with each rotation lasting 2 weeks.
