Maintenance Technician – Rental Properties

Position Summary:
Caribo Services is seeking a dependable and skilled Maintenance Technician to maintain and repair residential rental properties. The ideal candidate will have experience in general property maintenance, excellent problem-solving skills, and the ability to complete work orders efficiently while providing excellent customer service to tenants.

Responsibilities:

• Perform routine maintenance and repairs on residential rental properties.
• Complete work orders involving plumbing, electrical, carpentry, drywall, painting, flooring, and appliance repairs.
• Troubleshoot maintenance issues and determine appropriate solutions.
• Conduct property inspections and identify preventative maintenance needs.
• Prepare vacant units for new tenants, including repairs, cleaning coordination, and touch-up work.
• Respond to emergency maintenance calls when required.
• Maintain accurate records of completed work orders and materials used.
• Ensure all work complies with company standards and safety regulations.
• Maintain company tools, equipment, and vehicles in a clean and organized manner.
• Communicate professionally with tenants, vendors, and management.

Qualifications:

• Knowledge of plumbing, electrical, HVAC, carpentry, and general building maintenance.
• Valid driver's license and reliable transportation.
• Ability to work independently and manage multiple priorities.
• Strong communication and customer service skills.
• Basic smartphone skills for receiving and completing work orders.
• Must pass a background check and drug screening.
