Maintenance & Grounds Technician – Apartment Community

Schedule: Full-Time, Mon.-Fri. 8am-5pm

About the Position:

We are seeking a dependable, detail‐oriented Maintenance & Grounds Technician to join our team! This role is essential in ensuring the property remains clean, safe, and welcoming for current and future residents. The ideal candidate has experience in apartment or residential maintenance, works efficiently, and takes pride in keeping the grounds and units in excellent condition.

Key Responsibilities

Make‐Ready Maintenance

• Prepare vacated units for new residents, ensuring they are clean, functional, and move‐in ready

• Perform minor repairs including basic flooring, drywall patching, painting, and fixture replacement

• Inspect units for needed maintenance and report issues promptly

• Ensure all make‐ready tasks are completed within required timelines

Groundskeeping & Property Appearance

• Maintain cleanliness of the property, including daily trash pickup and removal of debris

• Clean common areas, breezeways, and exterior spaces

• Assist with landscaping tasks such as trimming, sweeping, and seasonal upkeep

• Monitor the property for safety hazards and address or report them as needed

General Maintenance Support

• Assist with small repairs throughout the property as assigned

• Follow safety procedures and maintain a clean, organized work environment

• Communicate effectively with management and team members

Qualifications

• Previous maintenance, groundskeeping, or apartment make‐ready experience preferred

• Basic knowledge of minor repairs (drywall, flooring, painting, fixtures)

• Ability to work independently with a strong sense of urgency

• Reliable, punctual, and committed to maintaining high property standards

• Ability to lift [insert weight], walk the property, and perform physical tasks throughout the day

• Valid driver’s license preferred
