General Contractor specializing in rehabs/renovations looking for an experienced Civil Project Manager with the experience and skills to manage large scale, tenant-occupied affordable housing projects in Brooklyn, NY and the surrounding NYC Metropolitan area.
 
Key Responsibilities:

  1. Prepare comprehensive scopes and RFPs
  2. Strong knowledge of sitework (Concrete, Excavations, Drainage, etc.)
  3. Estimate projects
  4. Create comprehensive project schedules, manage and maintain schedules
  5. Execute subcontractor bidding procedures for including the development of Scopes of Work, Bid Lists, and Unit Cost Bid Comparisons
  6. Interface with Owner and/or Owner’s Representative on schedule, requisitioning and critical project issues.
  7. Create and manage incoming and outgoing correspondence, RFI’s, Change Orders, etc.
  8. Motivate, develop and maintain subcontractor interest in the project(s)
  9. Prepare and follow project budgets
  10. Prepare AIA payment application documents
  11. Interface with local building department , obtain necessary permits and coordinate project close out with building and engineering officials
  12. Manage construction scheduling and sequencing, anticipate long lead items, and recognize critical paths
  13. Manage and administrate Owner Change Orders
  14. Schedule and conduct Owner, Architect, CM meetings, prepare and distribute minutes of these meetings
  15. Hold weekly production and/or safety meetings; monitor site safety
  16. Review jobsite progress with an eye toward quality, conformance to drawings and specifications, etc.
  17. Monthly review of subcontractor requisitions.
  18. Supervise Project Subcontractors
Requirements:
  1. Minimum 5+ Years experience in Construction Project Management. Experience working in occupied multi-family residential units.
  2. Willing to travel
  3. A thorough and complete knowledge of the construction process and management techniques, methods and materials.
  4. Bachelor’s degree in engineering, construction or a related field a PLUS
  5. Must be proficient on the computer and in Microsoft Project, Word and Excel, Outlook (Timberline, BlueBeam a PLUS)
