Position Description: Property Manager – MultifamilyM. Shapiro Real Estate Group is a growing and dynamic property management company seeking an experienced Property Manager to lead the daily operations of one of our multifamily communities located in Peoria, IL.The Property Manager is responsible for driving occupancy, maximizing financial performance, delivering exceptional resident experiences, and leading a high-performing onsite team. This position requires a motivated, organized professional with strong leadership, leasing, customer service, and operational management skills.If you are passionate about property management, enjoy leading teams, and take pride in creating exceptional communities, we encourage you to apply.Job DutiesCommunity Operations•\tOversee the daily operations of the apartment community while ensuring company standards are consistently met.•\tMaintain an attractive, clean, safe, and well-maintained property.•\tConduct regular property inspections and coordinate maintenance, repairs, and capital improvement projects.•\tEnsure compliance with company policies, Fair Housing regulations, and all applicable federal, state, and local laws.Leadership & Team Management•\tRecruit, develop, coach, and lead a high-performing leasing and maintenance team.•\tFoster a collaborative, accountable, and customer-focused work environment.•\tConduct team meetings, performance coaching, and employee development.•\tWork closely with the Regional Manager to achieve operational and financial goals.Resident Relations•\tDeliver exceptional customer service to current and prospective residents.•\tBuild positive relationships with residents and promptly resolve concerns with professionalism and empathy.•\tPromote resident retention through proactive communication and outstanding service.Leasing & Marketing•\tDevelop and implement marketing strategies to maximize occupancy.•\tOversee all leasing activities, including prospect management, lease execution, move-ins, renewals, and resident follow-up.•\tEnsure leasing goals and occupancy targets are consistently achieved or exceeded.•\tMonitor market trends and recommend pricing and promotional strategies.Financial Management•\tManage rent collections and ensure timely deposits.•\tMonitor delinquent accounts and oversee collection efforts and eviction proceedings in partnership with the Regional Manager.•\tPrepare, manage, and monitor the property's operating budget.•\tReview monthly financial statements, analyze profit and loss variances, and identify opportunities to improve financial performance.•\tManage expenses responsibly while maintaining high service standards.Additional Responsibilities•\tOversee vendor relationships and contract performance.•\tCoordinate capital improvement projects and community enhancements.•\tComplete required reports accurately and on time.•\tPerform additional duties and special projects as assigned.Job Requirements•\tHigh school diploma or GED required; Bachelor's degree in Business, Real Estate, Hospitality, or a related field preferred.•\tMinimum of 2 years of multifamily property management experience.•\tMinimum of 2 years of supervisory or leadership experience.•\tProven success in leasing, occupancy management, resident retention, and customer service.•\tExperience managing operating budgets, financial reporting, rent collections, and expense control.•\tWorking knowledge of property maintenance operations and capital improvement coordination.•\tStrong leadership, communication, negotiation, and conflict resolution skills.•\tExcellent organizational and time management abilities with strong attention to detail.•\tAbility to prioritize multiple responsibilities in a fast-paced environment.•\tThorough knowledge of Fair Housing laws and applicable federal, state, and local regulations.•\tProficiency with Microsoft Office Suite and property management software such as Yardi, Rent Manager, or similar platforms.•\tValid driver's license and reliable transportation. $65,000.00 - $75,000.00 Annually
