Position Description: Community Manager – Manufactured HousingM. Shapiro Real Estate Group is a growing and dynamic property management company seeking an experienced Community Manager to oversee one of our Manufactured Home Communities.The Community Manager serves as the leader of the community and is responsible for driving occupancy, resident satisfaction, financial performance, and operational excellence. This individual must be an organized, proactive professional who thrives in a fast-paced environment, delivers exceptional customer service, and takes pride in creating a welcoming, well-maintained community.If you are a motivated leader with strong sales, operational, and resident relations experience, we'd love to hear from you.Job DutiesCommunity Operations•\tManage the daily operations of the manufactured home community while maintaining company standards.•\tEnsure the community remains clean, safe, attractive, and professionally maintained.•\tConduct regular property inspections and coordinate maintenance and capital improvement projects.•\tEnsure compliance with company policies, community rules, and applicable federal, state, and local regulations.Resident Relations•\tDeliver exceptional customer service to current and prospective residents.•\tBuild positive relationships with residents while addressing concerns promptly and professionally.•\tResolve resident issues using sound judgment and excellent communication skills.•\tPromote resident retention through proactive communication and service.Leasing & Sales•\tDevelop and implement marketing strategies to increase occupancy and home sales.•\tMarket community homes, including new, pre-owned, and brokered homes.•\tManage all aspects of leasing, home sales, lease-to-own, and rental programs.•\tCoordinate home preparations, closings, move-ins, and follow-up with new residents.•\tMeet or exceed occupancy, leasing, and home sales goals.Financial Management•\tManage rent collections and ensure timely deposits.•\tMonitor delinquent accounts and oversee collections and eviction processes in partnership with the Regional Manager.•\tPrepare, manage, and monitor the community operating budget.•\tReview monthly financial reports, analyze variances, and identify opportunities to improve financial performance.•\tManage community expenses while maintaining high operational standards.Leadership•\tSupervise and support on-site team members and vendors.•\tFoster a positive, accountable, and service-focused work environment.•\tEnsure work is completed efficiently while meeting company expectations and deadlines.•\tParticipate in additional projects and responsibilities as assigned.Job Requirements•\tMinimum of 2 years of property management experience, preferably in manufactured housing or multifamily housing.•\tMinimum of 2 years of supervisory or management experience.•\tProven experience in leasing, sales, customer service, and resident retention.•\tStrong understanding of budgeting, financial reporting, and rent collections.•\tWorking knowledge of basic property maintenance and capital improvement coordination.•\tExcellent communication, negotiation, and conflict resolution skills.•\tStrong organizational skills with the ability to prioritize multiple responsibilities.Self-motivated with the ability to work independently and make sound business decisions.•\tKnowledge of Fair Housing regulations and applicable federal, state, and local laws.•\tProficiency with Microsoft Office (Word, Excel, Outlook); experience with Rent Manager or other property management software is preferred.•\tHigh school diploma or GED required; Bachelor's degree in Business, Real Estate, Hospitality, or a related field is preferred.•\tAbility to respond to community needs outside of normal business hours when necessary.•\tValid driver's license and reliable transportation. Excellent written, verbal, interpersonal, presentation, coaching, conflict-resolution, customer service, problem-solving, and executive communication skills as applicable to the role. $55,000.00 - $65,000.00 Annually
