Job Title: Grounds Maintenance Worker

Company Description

We are a large residential community featuring over 900 apartment homes spread across 81 buildings, home to approximately 1,500 residents. With a dedicated in-house staff of approximately 45 employees, we proudly manage most of our own maintenance, repairs, renovations, and landscaping. We are currently looking for a hardworking grounds team member to help keep our community beautiful and running smoothly.

Job Overview

As a Grounds Maintenance Worker, you will be responsible for maintaining the exterior aesthetics of the property, providing general labor for site cleanup, and assisting with logistical support. When outdoor work is hindered by weather, you will assist with indoor facility maintenance.

Key Responsibilities

• Operate zero-turn mowers, line trimmers, and leaf blowers for general landscaping.
• Perform sidewalk edging, shrub trimming, and seasonal grounds preparation.
• Assist with snow and ice removal during winter weather events using walk-behind snow blowers, salt spreaders, and shovels.
• Provide general labor, including waste bin emptying and property cleanup.
• Move materials and supplies, such as accepting and unloading deliveries.
• Perform indoor maintenance tasks (cleaning basements, stairways, and hallways) when outdoor work is not possible.

Requirements & Physical Demands

• Equipment Operation: Ability to safely operate commercial summer and winter equipment—including zero-turn riding mowers, line trimmers, walk-behind snow blowers, and salt spreaders—for extended periods.
• Physical Stamina: Ability to stand, walk, bend, and maneuver heavy hand-held or walk-behind equipment weighing 25+ lbs throughout an 8-hour shift in all weather conditions.
• Heavy Lifting: Ability to lift, move, and carry large, heavy objects weighing up to (and occasionally exceeding) 100 lbs individually or with a teammate, including carrying items up and down stairs.
• Environment: Comfortable working outdoors in extreme heat, cold, and inclement weather.
• Schedule: Must be punctual and capable of maintaining a consistent 40-hour weekly schedule, with availability to work weekends and/or holidays during winter snow events as needed.
• Team & Independent Work: Strong ability to operate effectively both independently and as part of a team.
• Communication: Must have conversational English skills sufficient to follow safety instructions, understand job duties, and interact professionally with residents, guests, and management.

Compensation & Benefits

• Entry-Level / Limited Experience: $17.00 – $20.00 / hour
• Substantial Professional Experience: $20.00 – $23.00+ / hour (commensurate with demonstrated skills and professional background)
• Seasonal Option: This help wanted ad is for full time, permanent employment, however temporary/seasonal positions are available at a higher hourly rate for qualified applicants seeking short-term employment without benefits. Please indicate if you are applying for seasonal work.
