Director of Real Estate & Facilities Development

About the Role
We are opening approximately 25 new de novo practices per year, and we’re building out the team responsible for
taking each site from initial market identification through a successful opening. The Director of Real Estate & Facilities
Development owns the full physical development lifecycle of every de novo location — site selection, lease negotiation,
construction oversight, and equipment procurement — ensuring each practice opens on time, on budget, and fully
coordinated with Operations and Training.
This is a high-volume, high-accountability role. You’ll manage a team of three Construction Managers, work directly with
our national real estate partner on site sourcing and lease terms, and serve as the connective tissue between the real
estate/construction timeline and the operational readiness of every new location.
What You’ll Do
- Site Selection & Real Estate: Partner with our national real estate firm to evaluate and select sites that meet clinical, demographic, and financial criteria; participate directly in lease negotiations to protect timeline, cost, and flexibility.
- Construction Oversight: Manage a team of 3 Construction Managers across concurrent projects nationally; ensure consistent standards, timelines, and budgets across all active builds with local general contractors.
- Procurement: Own equipment and FF&E procurement, ensuring orders are timed to construction milestones and arrive ready for install ahead of opening.
- Cross-Functional Timing: Build and maintain a master project timeline for each de novo, ensuring Operations and
- Training teams are engaged at the right points (staffing, systems setup, pre-opening training) so nothing is rushed or missed at the finish line.
- Portfolio Management: Maintain visibility and reporting across all active projects (target ~25/year) using a standardized project tracking system; flag risks early and drive resolution.
- Vendor & Partner Management: Serve as a key point of contact for the national real estate firm and local general contractors, holding partners accountable to timeline and quality standards.
- Process Development: Continuously refine the site-to-open playbook as volume scales, reducing variability and surprises across the portfolio.
What We’re Looking For
- 7–12 years of experience in multi-unit real estate/facilities development — healthcare de novo/franchise development, retail, restaurant/QSR, urgent care, veterinary, or similar rollout-driven environments.
- Direct experience negotiating leases and selecting sites — not just supporting the process, but sitting across the table and owning outcomes.
- Proven construction/GC oversight at a portfolio level — managed multiple concurrent projects, not a single flagship build.
- People management experience, ideally leading project managers or construction managers.
- Procurement coordination experience, timing equipment/FF&E delivery against hard opening dates.
- Comfort operating in a fast-paced, high-volume environment (~25 projects/year) with strong organizational systems (Smartsheet, Procore, or similar) rather than tribal knowledge.
- Track record of cross-functional coordination — you understand that a construction-ready site isn’t a successful opening if staffing and training aren’t aligned to the same date.
- Strong communicator who can manage vendor relationships and internal stakeholders with equal effectiveness.
