A well-established owner, operator, and developer of multifamily residential properties is hiring a Maintenance Technician to support its Philadelphia portfolio. This position is responsible for maintaining the overall condition, functionality, and appearance of residential buildings while responding to maintenance requests and supporting preventative maintenance initiatives. The ideal candidate will have hands-on experience across multiple building trades, including HVAC, plumbing, electrical, appliance repair, and general facilities maintenance.
Key Responsibilities
-Perform general building repairs and routine property maintenance throughout assigned residential properties.
-Troubleshoot and complete basic plumbing repairs involving faucets, leaks, toilets, garbage disposals, and related fixtures.
-Diagnose basic electrical issues involving outlets, switches, lighting fixtures, and other building systems.
-Repair, replace, and install residential appliances as needed.
-Perform basic HVAC troubleshooting and preventative maintenance.
-Conduct scheduled preventative maintenance inspections to identify and address potential issues.
-Complete make-ready and turnover maintenance for vacant apartment units.
-Respond to maintenance requests and provide property management with timely updates regarding work performed.
-Work closely with porters and other team members to maintain common areas, including hallways, lobbies, laundry rooms, and recreational spaces.
-Assist with property upkeep tasks such as trash removal, carpet cleaning, window cleaning, and exterior power washing when necessary.
-Utilize smartphone-based applications to receive, document, and update maintenance work orders.
-Maintain a professional and courteous demeanor when interacting with residents, contractors, vendors, management, and other members of the community.
-Perform additional maintenance and facilities-related responsibilities as assigned.
Key Requirements
-Hands-on knowledge of building maintenance, including HVAC, plumbing, electrical, carpentry, and -general repair work.
-Ability to independently troubleshoot maintenance issues and determine appropriate corrective action.
-Availability to participate in an after-hours on-call rotation and work overtime when required.
-Valid driver"s license and reliable transportation.
-Ability to safely operate tools and equipment while following established safety procedures.
-Comfortable using smartphone applications and technology associated with maintenance requests and work orders.
-Ability to work Monday through Friday from 8:00 AM to 4:30 PM, with additional on-call responsibilities.
Key Qualifications
-High school diploma or GED required.
-Previous residential, multifamily, commercial, or facilities maintenance experience preferred.
-Experience troubleshooting HVAC, plumbing, electrical, appliances, and other building systems strongly preferred.
-Strong problem-solving skills with the ability to work effectively with limited supervision.
-Professional communication and customer-service skills when working in an occupied residential environment.
-Ability to stand and walk for extended periods throughout the workday.
-Ability to frequently bend, kneel, crouch, push, climb stairs, and use both hands and arms to complete maintenance tasks.
-Ability to perform overhead work and lift up to 50 pounds without assistance.
