Key ResponsibilitiesDaily Maintenance: Perform all repair and maintenance work on apartments, buildings, common areas, irrigation systems, and grounds.Service Requests: Complete work orders within 1 business day, barring extraordinary circumstances.Unit Turnovers: Prepare vacant units for new residents-remove debris, repair/replace as needed, paint, rotate locks, and inspect.Shop Organization: Maintain a clean, organized, and well-stocked maintenance shop.Emergency Response: Participate in the 24-hour on-call rotation and respond professionally to emergency issues.Preventative Maintenance: Complete quarterly and semi-annual PM reports across all building systems, HVAC, amenities, and resident units.Pool Maintenance: Perform operational tasks on pool equipment (if applicable).General Upkeep: Paint interior/exterior surfaces like curbs, handrails, and utility units.Team Support: Provide technical direction to staff and assist as needed with all maintenance duties.Fair Housing Compliance: Follow Fair Housing regulations at all times.???? QualificationsPreferred Certification: HVAC or EPA certificationExperience: 3+ years of relevant maintenance experience (Apartment or Multi-Family setting strongly preferred)Bonus Experience: Pool operation and maintenanceSkills: Proficient in HVAC, plumbing, electrical, carpentry, appliance repair, and irrigationAvailability: Must be available to participate in the on-call rotation as part of our 24-hour maintenance commitment????
