A Tennessee public high school 12-month maintenance employee keeps school facilities safe, clean, and operational year-round by performing comprehensive indoor repairs, extensive outdoor groundskeeping, heavy lifting, and emergency inclement weather monitoring and repair. Job Summary The 12-Month High School Maintenance Worker performs semi-skilled and skilled tasks across school property. This position requires active adaptability to seasonal shifts, moving seamlessly between indoor climate-controlled repairs and outdoor field maintenance. The employee serves as a critical first responder for facility emergencies and severe weather disruptions to ensure an uninterrupted learning environment. Key Responsibilities & Duties Core Technical Skill Requirements Plumbing MaintenanceFixture Repairs: Install, rebuild, and repair faucets, sinks, drinking fountains, and commercial flushometer valves (e.g., Sloan valves).System Clearing: Run commercial drain augers to clear main line clogs, backed-up toilets, and grease traps.Pipe Fitting: Measure, cut, thread iron pipes, and make sweat joints on copper piping for minor system modifications.Electrical SupportCircuit Troubleshooting: Test circuitry, breakers, and switches using multimeters and diagnostic tools safely.Component Replacement: Upgrade interior ballasts, replace outdated wall sockets, and swap out faulty light fixtures.Specialized Systems: Assist in the basic maintenance of field scoreboard electronics and exterior campus security lighting.HVAC OperationsPreventative Maintenance: Conduct seasonal changes of air filters, clean evaporator coils, and inspect fan belts.Basic Diagnosis: Monitor digital thermostats, check airflow consistency, and diagnose minor operational faults before escalating to certified contractors Roofing & Building EnvelopeLeak Detection: Locate structural entry points for moisture following heavy Tennessee rainstorms or snow accumulation.Minor Patching: Apply commercial roofing tar, seal flashing around HVAC curb vents, and replace damaged roof tiles or shingles.Gutter Maintenance: Clear roof drains, scuppers, and downspouts to prevent ice damming and water pooling. Commercial Power WashingSurface Restorations: Operate high-psi industrial pressure washers to remove gum, stains, and debris from concrete walkways, entryways, and bleachers.Sanitation: Power wash stadium facilities, dugout benches, and exterior cafeteria loading docks to maintain hygiene standards.
