Job Description
SK Medical Management is seeking an Assistant Property Manager to join our Property Management team. This is an excellent opportunity for a commercial real estate professional who enjoys building strong tenant relationships, understands the financial side of property operations, and is ready to take on increasing responsibility within a growing portfolio.
The ideal candidate will have approximately 3+ years of commercial property management experience, along with hands-on experience with property financials, budgeting, vendor management, and day-to-day building operations. This position will work closely with the Regional Manager and Property Managers while also having the opportunity to take ownership of assigned properties and projects.
Some travel to out-of-state properties may be required.
What You'll Do
As an Assistant Property Manager, you will help ensure our properties operate efficiently, perform financially, and provide a high-quality experience for our tenants and clients. Responsibilities will include:
- Support the day-to-day management and operations of commercial properties within the portfolio.
- Serve as a primary point of contact for tenants, responding to questions, service requests, and property needs with professionalism and urgency.
- Assist with the preparation of annual property budgets, monthly financial reporting, variance review, and financial analysis.
- Manage rent collection activities for assigned properties and assist with monitoring property financial performance.
- Review, code, and track property invoices and expenses.
- Coordinate tenant move-ins, move-outs, inspections, and related property activities.
- Manage and monitor tenant work orders and coordinate with building engineers and service providers to ensure timely completion.
- Conduct regular property inspections and follow up on maintenance, appearance, landscaping, janitorial, and operational needs.
- Build strong relationships with vendors and contractors while monitoring performance, service levels, and contractual obligations.
- Assist with vendor RFPs, bidding processes, contract renewals, and vendor selection.
- Coordinate vendors and contractors performing services or improvement projects at assigned properties.
- Support tenant improvement projects and other property-related capital or operational projects.
- Assist with Fire Life Safety requirements, preventative maintenance schedules, inspections, drills, and other building compliance activities.
- Maintain accurate tenant emergency contacts, property records, critical dates, contracts, and other property documentation.
- Assist in evaluating the competitive marketplace and identifying opportunities to enhance tenant satisfaction, retention, and property performance.
- Support ESG data collection, tracking, and reporting initiatives.
- Take on management responsibilities for assigned properties as experience and portfolio needs allow.
- Participate in an on-call rotation and respond to property needs when necessary.
What We're Looking For
- Approximately 3+ years of commercial property management experience strongly preferred.
- Experience working with property financial statements, budgets, expense tracking, and financial analysis.
- Understanding of commercial building operations and property management best practices.
- Familiarity with building systems, including HVAC, electrical, plumbing, and Fire Life Safety, is preferred.
- Experience working with tenants, vendors, contractors, and building personnel.
- Strong customer service mindset with the ability to develop positive, professional relationships.
- Strong organizational skills with the ability to manage multiple properties, projects, deadlines, and priorities.
- Excellent written and verbal communication skills.
- Comfortable using property management systems and standard business software.
- Bachelor's degree preferred; equivalent relevant education and professional experience will also be considered.
