General Purpose 

We are seeking a dependable, self-motivated, and experienced Maintenance Supervisor to oversee the daily maintenance operations of the facility. The Maintenance Supervisor will be responsible for supervising maintenance personnel, coordinating work assignments, scheduling repairs, conducting facility inspections, and ensuring that preventive maintenance programs are properly implemented.

The ideal candidate must be able to work independently, exercise sound judgment, prioritize multiple tasks, and effectively lead a maintenance team. This position requires a hands-on leader who can identify maintenance needs, troubleshoot problems, coordinate repairs, and step in to assist the maintenance team when necessary.

The Maintenance Supervisor is responsible for ensuring that the facility, equipment, and systems are maintained in a safe, efficient, and reliable condition while minimizing downtime and unnecessary repair costs.

Essential Duties and Responsibilities

 

· Supervise, assign, and coordinate the daily activities of maintenance personnel.

· Develop and maintain daily, weekly, and long-term maintenance schedules.

· Schedule and coordinate repairs, inspections, and preventive maintenance activities.

· Conduct routine inspections of buildings, equipment, mechanical systems, and other facility assets to identify maintenance needs and potential safety hazards.

· Monitor maintenance supplies, tools, equipment, and inventory and communicate purchasing needs to management.

· Train, coach, and provide direction to maintenance employees regarding proper work procedures, safety practices, and equipment operation.

· Monitor employee performance and address attendance, productivity, safety, and work-quality concerns in accordance with company policies.

· Ensure maintenance personnel have the appropriate tools, equipment, and personal protective equipment necessary to perform their duties safely.

· Respond to emergency maintenance issues and coordinate appropriate corrective action.

· Assist with facility projects, renovations, installations, and equipment upgrades as needed.

· Perform hands-on maintenance duties when necessary to support the maintenance team and ensure operational needs are met.

· Communicate maintenance concerns, major repairs, safety issues, and operational needs to management in a timely manner.

· Ensure all assigned maintenance work is completed efficiently, accurately, and in accordance with established standards.

· Perform other duties as assigned or required.

· Identify and correct potential safety hazards and ensure maintenance activities are performed in accordance with company safety policies.

· Coordinate painting, groundskeeping, structural repairs, and other general facility maintenance activities.

· Coordinate with outside contractors and vendors when specialized repairs or services are required.

· Obtain estimates and assist management with evaluating repair and maintenance costs when appropriate.

· Maintain accurate maintenance records, inspection reports, work orders, and preventive maintenance documentation.

EDUCATION AND EXPERIENCE

  • High school diploma or equivalent required.
  • Technical certification, associate degree, or formal training in HVAC, electrical, plumbing, building maintenance, industrial maintenance, or a related field preferred.
  • Minimum of 3–5 years of experience in building, facility, industrial, or general maintenance, with supervisory or lead experience preferred.
  • Demonstrated experience supervising, directing, or coordinating the work of maintenance personnel.
  • Working knowledge of preventive maintenance programs and maintenance scheduling.
  • Experience with work orders, maintenance records, inspections, and maintenance planning preferred.
  • Ability to read and interpret equipment manuals, maintenance instructions, and basic technical documentation.
  • Ability to coordinate contractors, vendors, and service providers.
  • Must be physically capable of performing and supervising maintenance activities, including standing, walking, bending, climbing, lifting, and working in various facility environments.
  • Must be available to work overtime, weekends, holidays, evenings, or respond to emergency maintenance situations as required.
  • Valid driver's license is required.

A successful Maintenance Supervisor should possess a combination of technical, leadership, organizational, and interpersonal skills, including:

  • Leadership and Supervisory Skills: Ability to effectively lead, direct, train, and motivate maintenance employees.
  • Maintenance Knowledge: Strong understanding of electrical, plumbing, HVAC, mechanical, carpentry, and general building maintenance.
  • Preventive Maintenance: Ability to develop and implement preventive maintenance schedules and procedures.
  • Problem-Solving: Ability to identify the cause of maintenance problems, determine appropriate solutions, and respond effectively to emergencies.
  • Planning and Organization: Ability to prioritize multiple work orders, schedule repairs, allocate resources, and meet deadlines.
  • Safety Awareness: Strong commitment to workplace safety and the ability to identify and correct potential hazards.
  • Communication: Excellent verbal and written communication skills with the ability to communicate effectively with employees, management, contractors, and vendors.
  • Attention to Detail: Ability to identify maintenance concerns, document completed work, and ensure repairs are completed properly.
  • Decision-Making: Ability to exercise sound judgment and make effective decisions regarding maintenance priorities and repairs.
  • Teamwork: Ability to work cooperatively with employees and other departments while maintaining professional relationships.
  • Computer Skills: Basic proficiency with email, Microsoft Office, maintenance management systems, work-order systems, or other applicable software.
  • Physical Stamina: Ability to remain active throughout the workday and assist with maintenance activities when necessary.

Other Duties

The Maintenance Supervisor may be required to perform other duties and responsibilities as assigned or required to support the operational needs of the company.
