Hope Mission Statement

Position Purpose and Summary

A pipe leaks. A light fails. A door will not lock. At most organizations these are tickets. At HTM they are the difference between a shelter that functions tonight and one that does not.

The Maintenance Technician is the person who shows up and fixes it. This role completes work orders across HTM's program sites in plumbing, electrical, structural repair, painting, carpentry, and building systems including cameras, fire alarms, and Wi-Fi. The role also applies preventive measures that reduce the risk of future failures, identifies safety hazards before they become injuries, and documents every job clearly enough that the next person can pick it up.

The work is generalist by design. When a condition requires a licensed specialty trade, the Technician identifies it, secures the site, and escalates to the Maintenance Manager rather than working outside scope.

Most of this job happens at sites, not at a desk, in buildings that serve some of the most vulnerable people in Los Angeles County. A functional, well-maintained site is not a facilities outcome at HTM. It is a mission outcome, delivered one work order at a time.

Primary Duties and Responsibilities

Work Order Completion

  • Complete maintenance requests assigned through MaintainX efficiently and to quality standards.

  • Document the status of each request in MaintainX with photos, comments, and materials used.

  • Communicate with the Maintenance Manager on scheduling, sequencing, and priority changes throughout the day.

  • Notify the Maintenance Manager promptly when a work order cannot be completed as assigned, and why.

Repair and Routine Maintenance

  • Perform routine maintenance including structural repair, wall and drywall repair, painting, door and lock repair, and window replacement.

  • Repair broken or leaking plumbing in buildings, connex trailers, hygiene trailers, and other facility types.

  • Repair or replace basic electrical components including lights, outlets, switches, and fixtures within the scope of the position.

  • Troubleshoot and support building systems including cameras, fire alarms, and Wi-Fi equipment.

  • Perform carpentry and minor construction tasks in support of site repairs and modifications.

Preventive Maintenance

  • Complete assigned preventive maintenance tasks on schedule and document completion.

  • Apply preventive measures at each site to reduce the risk of recurring problems.

  • Report deteriorating conditions observed during site visits, whether or not they are part of the assigned work order.

Scope Recognition and Escalation

  • Identify conditions that require a licensed specialty contractor and escalate to the Maintenance Manager rather than performing work outside the scope of the position.

  • Secure and make safe any area with an active hazard pending repair or vendor response.

  • Identify and address potential safety hazards before they result in injuries.

  • Report all incidents, injuries, and unsafe conditions to the Maintenance Manager promptly.

Vehicle and Supply Management

  • Ensure the assigned vehicle is organized, stocked, and ready for each day's assigned tasks before departing.

  • Maintain accountability for assigned tools and equipment.

  • Forecast supply needs for scheduled tasks and communicate purchasing requirements to the Maintenance Manager.

Site Conduct

  • Work respectfully and professionally in occupied program spaces, coordinating with site staff before entering participant areas.

  • Follow all safety policies, procedures, and personal protective equipment requirements.

  • Complete all assigned safety and compliance training by the required deadline.

Marginal Functions
  • Support new site builds, renovations, and de-mobilizations as assigned.

  • Assist other technicians on multi-person jobs outside the assigned portfolio.

  • Escort or provide site access for outside vendors as directed.

  • Perform additional duties as assigned by the Maintenance Manager.

Qualifications

  • High school diploma or equivalent required. Vocational training or trade certification in a relevant field preferred.

  • Minimum one to two years of hands-on experience in building maintenance, facilities repair, or a closely related trade required.

  • Working knowledge of plumbing, electrical, structural repair, painting, and minor carpentry required.

  • Familiarity with cameras, Wi-Fi systems, fire alarms, and basic technology troubleshooting preferred.

  • Experience working in a multi-site environment is preferred.

  • Ability to operate vehicles, power tools, and hand tools proficiently.

  • Bilingual in English and Spanish preferred.

Skills

  • Completes a varied workload of maintenance tasks across multiple trade areas accurately and on time.

  • Troubleshoots plumbing, electrical, carpentry, and building systems issues and resolves them with the appropriate repair method.

  • Recognizes the limit of the position's scope and escalates specialty work rather than attempting it.

  • Identifies safety hazards proactively and addresses or secures them before they become injuries.

  • Documents work clearly in MaintainX with photos and status updates after each task.

  • Maintains an organized, fully stocked vehicle ready for each day's assignments.

  • Communicates with the Maintenance team, site staff, and leadership in a clear, professional, and timely manner.

  • Manages a daily schedule of site visits and work orders without losing track of priorities or timelines.

  • Works effectively in environments that serve people in crisis, demonstrating professionalism and respect at all times.

  • Adapts readily to changing assignments and works well under pressure in field conditions.



Mandatory Requirements:


  • Background Screening – Employment is contingent upon the successful completion of a criminal background check.

  • Drug and Alcohol Testing – Candidates must pass pre-employment and, if applicable, ongoing drug and alcohol screenings in accordance with company policy.

  • Motor Vehicle Record (MVR) Check – For roles requiring driving, employment is contingent upon an acceptable driving record.

Work Environment:

The employee may be in contact with individuals and families in crisis who may be ill, using alcohol and drugs, and who may not be attentive to basic personal hygiene, health and safety practices. The employee may experience a number of unpleasant sensory demands associated with the participants’ use of alcohol and drugs, and lack of personal hygiene. The employee must be ready to respond quickly and effectively to many types of situations, including crisis situations and potentially hostile situations. The noise level in the work environment is usually moderate in an office setting. Sometimes work may become stressful when working under pressure.
