Residential Maintenance

We are seeking an experienced Residential Maintenance Technician to join our property management team. This is an immediate opening for a dependable, skilled individual who can work independently and take ownership of maintenance and repair work at residential rental properties throughout Newark and surrounding communities.

This position offers 32–40 hours per week, depending on workload, with the potential for additional hours and bonuses.

What You'll Do:

• Complete daily maintenance requests and work orders at residential rental properties
• Perform rental turns, unit rehabs, and general property repairs
• Diagnose and complete basic plumbing and electrical repairs
• Perform drywall repairs and installation
• Install and repair flooring
• Paint interior and exterior areas as needed
• Complete tile installation and repairs
• Handle general carpentry and handyman work
• Identify problems and determine the appropriate repair
• Prioritize work based on urgency, tenant needs, and location
• Complete multiple service calls and repairs throughout the day
• Coordinate repairs and access with tenants and the office
• Communicate progress and receive new assignments throughout the day
• Maintain accurate records of work performed, hours, materials, and expenses

Qualified Applicants Should Have

• Previous experience in residential maintenance, property maintenance, remodeling, and/or construction
• Working knowledge of:
• • Drywall
  • Flooring
  • Painting
  • Tile
  • Basic plumbing
  • Basic electrical
  • General residential repairs and maintenance
• Ability to troubleshoot problems and work independently
• Ability to prioritize multiple work orders efficiently
• Reliable transportation to and from work
• Own basic hand and power tools
• Comfortable communicating through text messages and email
• Dependable, organized, and able to maintain a professional relationship with tenants
• Valid driver's license and good driving record
• Ability to safely perform the physical requirements of residential maintenance work

Compensation & Benefits

• $28–$35 per hour, based on experience and skill level
• 32–40 hours per week, depending on workload
• Company truck available for work-related use
• Potential for performance-based bonuses
• Paid vacation time
• Primarily Monday–Friday
• Occasional weekend work may be required
• Consistent work with an established residential property management operation
