Job Title: Project Manager
Job Description
The Project Manager oversees commercial and industrial construction projects from contract award through final closeout. This role serves as the primary point of contact for owners, subcontractors, suppliers, and internal teams while managing budget, schedule, quality, and overall project execution. The position is well-suited for a construction professional with experience in general contracting, commercial construction, industrial construction, or design-build environments, and offers the opportunity to grow into sr project leadership as the organization develops its next generation of project managers.
Responsibilities
- Manage construction projects from contract award through project closeout, ensuring successful delivery of scope, schedule, and budget.
- Establish detailed project budgets and implement cost tracking systems to monitor and control project expenditures.
- Build, maintain, and update project schedules, coordinating milestones and critical path activities.
- Issue and manage subcontracts and purchase orders, ensuring clear scope definition and compliance with contract terms.
- Coordinate subcontractors, suppliers, and internal resources to ensure efficient project execution and timely delivery of materials and services.
- Lead regular project meetings with owners, subcontractors, and internal teams to review progress, address issues, and align on next steps.
- Serve as the primary point of contact and face of the project throughout the construction process, maintaining strong owner relationships.
- Track and manage RFIs, submittals, change orders, and all project documentation to ensure accurate records and contract compliance.
- Review and approve invoices and project costs, verifying accuracy and alignment with budgets and contract requirements.
- Monitor project profitability and overall financial performance, identifying risks and opportunities to improve results.
- Coordinate and conduct site visits and project progress reviews, typically every 2–4 weeks, to verify field conditions and progress.
- Work closely with in-house design teams in a design-build environment to align design intent with constructability, budget, and schedule.
- Support project estimation and planning efforts by reviewing construction documents and collaborating with preconstruction teams.
- Utilize project management and construction management tools, including Procore and relevant scheduling and documentation systems, to manage project information.
- Contribute to the development of best practices and project delivery standards as part of a growing project leadership team.
Essential Skills
- Minimum 5+ years of project management experience within the construction industry.
- Proven experience managing commercial, industrial, civil, manufacturing facility, or design-build projects.
- Strong project management and construction management skills, including planning, organizing, and executing projects from start to finish.
- Demonstrated experience with project scheduling, including building and maintaining detailed schedules.
- Ability to establish and manage project budgets and cost tracking systems.
- Experience issuing and managing subcontracts and purchase orders.
- Proficiency in coordinating subcontractors, suppliers, and internal project teams.
- Ability to lead project meetings and maintain clear, professional communication with owners and stakeholders.
- Experience tracking and managing RFIs, submittals, change orders, and other construction documentation.
- Capability to review and approve invoices and project costs while monitoring project profitability.
- Strong leadership skills with the ability to guide project teams and influence project outcomes.
- Familiarity with design-build project delivery and collaboration with in-house design teams.
- Experience with construction project management platforms such as Procore.
- Working knowledge of construction documents and the ability to interpret plans and specifications.
- General understanding of tools such as AutoCAD or similar design and drafting software.
Additional Skills & Qualifications
- Design-build project experience, particularly in commercial or industrial environments.
- Industrial construction experience, including manufacturing facilities or similar project types.
- Bachelor’s degree in Construction Management, Engineering, or a related field is preferred.
- Experience managing multiple projects simultaneously while maintaining quality and financial performance.
- Experience with general contracting, commercial construction, industrial construction, or design-build environments.
- Experience with site development projects and coordination of site work activities.
- Prior experience as a Construction Project Manager, sr Project Manager, Industrial Project Manager, Commercial Project Manager, Design-Build Project Manager, or Assistant Project Manager.
- Strong analytical, organizational, and problem-solving abilities.
- Effective written and verbal communication skills with a focus on client service and relationship-building.
Work Environment
This role supports projects primarily located throughout the Southeast and involves a mix of office-based and field-based work. The Project Manager typically travels to active job sites every 2–4 weeks, with most trips involving 2–3 days on-site to review progress, coordinate with field teams, and meet with owners and subcontractors. The work environment includes collaboration with in-house design teams in a design-build setting, use of construction management software such as Procore, and regular interaction with construction documents, schedules, and budgets. Pay and BenefitsThe pay range for this position is $57.69 - $72.12/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
