Essential Functions:

  • Repairs, replaces, and performs preventive maintenance on all motors, panels, and electrical equipment. 
  • Replaces burned-out light bulbs, checks electrical circuits, repairs dimmers, refrigeration controls, and contacts. 
  • Must be knowledgeable and proficient in the installation, maintenance, and repair of a wide range of electrical equipment.
  • Repairs and fabricates furniture, doors, windows, cabinetry, office partitions, cornices, counters, wall panels, ceilings, and other related fixtures and structures.
  • Performs maintenance and repairs on locks and locking devices to ensure safe and proper operation.
  • Installs, connects, maintains, and tests sanitary plumbing fixtures, fire sprinkler systems, hydraulics, refrigeration equipment, hydraulic systems, gas lines, steam systems, and other pressurized systems.
  • Diagnosis major system malfunctions and performs necessary maintenance, repair, or component replacement to restore proper operation.
  • Handles regular preventive maintenance of all HVAC and refrigeration equipment. Performs routing preventative maintenance on HVAC and refrigeration systems and equipment to ensure safe, efficient, and reliable operation.
  • Ensures the safe and efficient operation of boilers, chillers, pumps, life safety equipment, air handling systems, emergency generators, and related equipment.
  • Performs routine and preventive maintenance on equipment and building systems to ensure safe, reliable, and efficient operation.
  • Follows established operating procedures and ensures compliance with applicable state and local codes and regulations.
  • Performs water testing and treatment for boilers and chillers in accordance with established procedures.
  • Prepares surfaces and materials for the proper application of paints, varnishes, sealers, rust-proofing products, and other protective coatings.
  • Maintains a professional appearance and conduct that reflects positively on the Higbee Building and JACK Entertainment and encourages the same standards in others.
  • Maintains regular and reliable attendance and complies with all applicable regulatory, departmental, and company policies and procedures.
  • Regularly inspects building common areas, identifies maintenance or repair needs, and performs necessary work to maintain a safe, functional, and well-maintained environment. 

Knowledge, Skills & Abilities:

  • Must be able to work independently.
  • Must be able to sit, stand, or walk for long periods of time (4 hours).
  • Must be able to respond calmly and make rational decisions when handling employee conflicts.
  • Must be able to maneuver throughout all areas of the property and from floor to floor, either by stairways (minimum of 20 steps) or escalator.
  • Must be able to lift and carry up to 50 lbs., and have the ability to push, pull, reach, bend, twist, stoop, and kneel. 
  • Respond to visual and aural cues. 
  • Must have manual dexterity to operate a computer and other necessary office equipment. 
  • Must be able to tolerate areas containing dust, loud noises and bright lights.
  • Must be able to work varied shifts, weekends and holidays as needed.
  • Ability to simultaneously manage several projects and not be frustrated by changing priorities and unforeseen obstacles to achieving objectives. 
  • Ability to speak distinctly and persuasively. 
  • Ability to be self-driven.
  • Must be able to read, write, speak, and understand English 

Education and Experience:

  • High school diploma or equivalency certificate is required.  
  • Mechanical skills are essential.
  • Previous experience in mechanical maintenance work is required. 
  • Must be able to read, write, speak, and understand English. 
  • Must be able to get along with co-workers and develop teamwork. 
  • Must present a well-groomed appearance.
