Job Title: Apartment Maintenance Technician
Job Description
The Apartment Maintenance Technician supports a residential property in Columbus by responding to service calls, performing preventative and corrective maintenance, and ensuring that apartment homes and common areas remain safe, functional, and well-maintained. This role handles a wide range of maintenance tasks, including carpentry, electrical, plumbing, HVAC, appliance repair, apartment turns, and groundskeeping, while providing timely and professional service to residents.
Responsibilities
- Respond to and complete maintenance work orders promptly and efficiently, ensuring high-quality repairs and clear communication with residents and staff.
- Maintain accurate records of maintenance activities, equipment repairs, and service requests to support effective property operations and compliance.
- Perform routine maintenance checks to ensure all building systems and equipment, including but not limited to HVAC systems and appliances, remain in good working order.
- Conduct regular inspections of apartment units, common areas, and grounds to identify maintenance concerns, safety hazards, and needed repairs, addressing issues proactively.
- Complete and assist with apartment unit turns, including inspections, repairs, painting, and general preparation to ensure units are move-in ready on schedule.
- Maintain the curb appeal of the property by performing landscaping, groundskeeping, and snow removal duties as needed to keep the exterior clean, safe, and attractive.
- Troubleshoot and repair a variety of building systems and components, including plumbing, electrical, carpentry, drywall, lighting, and mechanical equipment.
- Monitor and manage inventory of maintenance supplies, tools, and equipment, ensuring materials are available and organized to support efficient work.
- Perform preventative maintenance on building systems and equipment to minimize downtime and extend the life of property assets.
- Collaborate with property staff and vendors as needed to coordinate repairs and maintenance projects in a safe and efficient manner.
- Participate in a rotating on-call schedule every four weeks to respond to after-hours maintenance emergencies.
- Perform additional duties as needed to support overall property operations and resident satisfaction.
Essential Skills
- At least 2 years of apartment maintenance experience, including hands-on work in occupied and vacant units.
- Proficiency in plumbing repairs and maintenance within a residential or apartment setting.
- Experience with electrical troubleshooting and repairs in apartment buildings.
- Carpentry skills for repairs, installations, and unit turns.
- HVAC maintenance and troubleshooting experience in residential environments.
- Ability to perform painting, drywall repair, and finishing work to prepare units for occupancy.
- Strong troubleshooting skills across mechanical, electrical, and building systems.
This is a Permanent position based out of Athens, OH.
Pay and BenefitsThe pay range for this position is $37440.00 - $41600.00/yr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
