About the Opportunity
A growing mechanical contractor is looking for an experienced 3D BIM Detailer to support commercial and industrial plumbing and mechanical piping projects.
This is a hands-on BIM/VDC role where you’ll take project drawings and specifications and turn them into coordinated, constructible 3D models that can be used by project teams and field crews. You’ll work closely with project managers, field superintendents, engineers, and other trades to solve coordination issues before they reach the field.
The ideal candidate has strong experience with Autodesk Revit and Navisworks Manage, understands how plumbing and mechanical piping systems are actually installed, and can produce detailed models, spool drawings, sleeve layouts, and installation documents that crews can rely on.
What You’ll Do
- Develop detailed 3D BIM models for commercial and industrial plumbing and mechanical piping systems using Autodesk Revit.
- Model plumbing systems including domestic water, waste, vent, and storm piping.
- Model mechanical piping systems including chilled water, hot water, steam, and gas.
- Perform clash detection and coordination using Autodesk Navisworks Manage.
- Identify and resolve space conflicts with structural, architectural, electrical, and other trade systems.
- Participate in multi-trade BIM/VDC coordination meetings.
- Produce fabrication and spool drawings from coordinated models.
- Create sleeve layouts, hanger layouts, bills of materials, and field installation drawings.
- Extract layout points from BIM models for robotic total station field installation.
- Review and interpret contract drawings, specifications, submittals, and architectural and structural backgrounds.
- Coordinate closely with project managers, engineers, field superintendents, and trade partners.
- Ensure models meet company detailing standards, applicable building codes, and practical field installation requirements.
What You Bring
- 3+ years of BIM/VDC detailing experience within commercial or industrial plumbing and mechanical piping.
- Advanced proficiency with Autodesk Revit.
- Advanced proficiency with Autodesk Navisworks Manage.
- Strong understanding of plumbing, HVAC, and mechanical piping systems.
- Knowledge of pipe joining methods, fittings, valves, slope requirements, and hanger spacing.
- Experience developing spool sheets, sleeve drawings, and field construction documents.
- Ability to read and interpret construction drawings, specifications, and submittals.
- Strong spatial reasoning and ability to identify and solve coordination conflicts.
- Good communication skills and the ability to work effectively with both office and field teams.
Nice to Have
- Previous hands-on field experience as a plumber, pipefitter, or mechanical installer.
- Experience with SysQue, Revit Fabrication Parts (ITMs), or AutoCAD MEP.
- Familiarity with Trimble Field Points, Leica, Hilti, or similar field layout technology.
- Experience with Autodesk Construction Cloud (ACC) or BIM 360.
